Situation
The property is situated in a delightful location on the rural outskirts of Wittersham. The Cinque Port town of Tenterden lies to the north and offers a wide range of facilities including primary and secondary schools, supermarkets, multiple shops, a doctor’s surgery and leisure centre. 2) It should be noted that planning consent was recently been granted on a nearby property, under appeal at Little Odiam Farm, Stone, TN30 7JH (planning ref APP/E2205/W/W/3336510) which allows for the demolition and part demolition of poultry buildings to provide 2 dwellings with access, parking, landscaping and associated works.
Paragraph 10 of the Inspector’s Decision at Little Odiam Farm is of particular relevance “The proposed development would significantly reduce the level of built development on the site. The largest and most conspicuous shed would be removed, along with some unsightly paraphernalia, notably the metal silos. The other two buildings would also be reduced in size. While the retained elements would still be substantial in comparison with some of the nearby cottages, the significant reduction in the scale and prominence of the buildings and other structures would materially enhance the surrounding landscape.”
Both the National Planning Policy Framework and Policy HOU5 (of the Ashford Local Plan) allow for isolated homes in the countryside where the development would re-use redundant or disused buildings and enhance its immediate setting. Subject to satisfactorily addressing all other material considerations and other Development Plan Policies.
Additional Land (coloured blue)
The two parcels of farmland coloured blue totalling about 2. 83 acres belong to different owners and are available for the buyer to purchase in addition at a price of £150,000. The small area is about 0.47acre and the larger area to the north is about 2.36 acre.
