Description

Just 20 minutes from the TGV at Libourne and less than an hour from Bordeaux, this lock up and leave house is right in the heart of wine country.  It is fully air conditioned and has a contemporary, stylish interior with a generous outdoor dining area, all professionally designed.

Situated in the heart of the charming village of Puisseguin, this beautifully renovated, period home is just 15 minutes from Sainte-Émilion.  The area is mostly covered in vines (no surprise), but also forest and meadows.  It has a tennis club, hiking trails, and a dedicated cycling loop through the wine-growing landscape.  The village has a pharmacy, restaurant, butcher/grocer, hairdresser, café and is home to the renowned Clos des Religieuses winery.

The ground floor opens into a welcoming entrance hall (10m²), with built-in storage and a bespoke bench seat.  This leads into the bright sitting room (22m²) and a stylish kitchen/dining room (21m²).  Both these rooms open onto the south-facing courtyard (24m²), which has plenty of space for outdoor eating as well as a delightful plunge pool should it get just a little too warm.  A utility room/pantry (4m²) and a guest WC complete the accommodation on this level.

Upstairs is the master bedroom (24m²) with a dressing area and ensuite shower room.   There are two further generously sized bedrooms (both 15m²), one of which has a private terrace overlooking the courtyard, and a family bathroom with WC.

The name "Sainte-Émilion" is a byword in the field of wine production.  It is situated in SW France, a medieval town, and designated a UNESCO World Heritage site.  The quality of its wines is due to a combination of the geology and micro-climate.  Market day is on a Wednesday throughout the year and in July/August also on a Sunday.  It takes up the entire central square.

French transport systems are excellent.  The TGV from Paris to Libourne takes just 3 hours and costs between £70-130. Driving from Paris will take about double that time.  In addition there are plenty of international flights from the UK to Bordeaux.
