The welcoming reception hallway leads via double doors to the lounge which has bi-fold doors opening onto a patio and windows overlooking the garden and field. There is a modern wall mounted electric fire that can be used for extra heat or just for ambient lighting. The light switches are fitted to enable several side lamps to be turned on simultaneously and the windows have day/night blinds plus thermal roman blinds. The impressive and social centre of the home is the kitchen/ dining room with ample space for a large dining table surrounded by floor to ceiling windows and bi-fold doors leading out to a side patio. The kitchen sourced by Howdens is handleless grey gloss with white sparkled quartz worktops. Included in the sale is an integrated fridge, freezer, dishwasher, double oven, microwave and five ring ceramic hob and plenty of storage. There is a central island incorporating a wine fridge and large drawers with integrated cutlery trays.

The utility room has plumbing for washing machine and space for a tumble dryer, fitted cupboards with drawers and a handy double coat cupboard. Also leading off the hallway is a door to the large plant room doubling up as a warm drying room. Concluding this level is the downstairs WC with triple shower with rain head and separate handheld head.

Up the oak engineered staircase is an enormous landing area leading off to four double bedrooms, two en-suite plus a sumptuous and recently upgraded family bathroom. Bedroom two has a large en-suite with double shower, integrated cupboards, sink, WC, and heated towel rail. Bedroom three is also a large double and has two windows overlooking the garden and fields. Next to that bedroom is a beautiful family bathroom with two sinks, fitted cupboards, WC, a free-standing slipper bath and waterfall tap. Shelves inset into the fully tiled wall with coloured lights, heated towel rails and window. Bedroom four is also a generous double with an obscured side window. This room has a door leading to the annexe that can be shut off, locked or the stud wall re-instated very easily. The master suite is a very large space with floor to ceiling windows with an apex and vaulted ceiling. There is a wall mounted air conditioning unit which can also heat. This leads into a larger than average dressing room with a fixed lit full-length mirror, and power points. The en-suite bathroom has double sinks and mirror, double shower cubicle with rain head shower, integrated cupboards and drawers. All rooms upstairs benefit from day/night roller blinds and white bespoke shutters.

The annexe has been incorporated into the house but can very easily be totally separated at minimal expense. It consists of a foyer downstairs from its own front door leading up a gently winding staircase to a kitchen with sink, double hob and fitted grey handleless gloss cupboards and drawers. A large lounge/diner area has plenty of Velux windows with fitted blackout blinds and off the lounge is a shower room with double shower cubicle, WC, sink and integrated cupboards. The bedroom is a large double with two Velux windows and two regular windows. The whole area matches the main house with white/grey marbled hard floors, grey carpets and pale grey walls.

Cornerstones sits on a large plot in a sought after semi-rural road on the outskirts of Launceston. Entering through double bespoke wooden gates with a pedestrian gateway, it has a large brick paved driveway, easily accommodating up to 13 cars, with tastefully tiled walls around the drive way and glass balustrades creating a holiday type vibe. There is a triple garage with light and power and plenty of exterior PIR lights ensuring a safe return to home in the dark. There is a long slope and separate steps up to the front door with a modern glass rain canopy above.

The garden surrounds the property on all sides and features mature shrubs, perennials, a small waterfall, raised beds, large rockery and two large patios paved in attractive grey granite. The grounds back onto an open field used for grazing horses and is at the top of a hill with lovely views around.

This is a truly beautiful property and would suit families with multi-generational needs, home office working or anyone wanting income potential from the independent but attached annexe which was previously run as a very successful Airbnb.

The ancient town of Launceston is approximately a five-minute car journey and boasts a range of shops, recreational, educational, commercial and leisure facilities. Exeter is approximately a 45-minute drive and the A30 is very close by enabling journeys into Devon or Cornwall.

Launceston, the Ancient Capital of and acknowledged gateway to Cornwall sits astride the A30 one mile from the Devon/Cornwall border, in an area of considerable beauty and charm with easy access to both North and South Coasts as well as to the cities of Exeter, Plymouth and Truro.

Dating back to Celtic times the whole of Launceston is steeped in history and is dominated by its Castle built by Brian de Bretagne the first Norman Earl of Cornwall in the 11th Century. Once the site of the Royal Mint and the only walled town in Cornwall the Launceston of today has much to offer and to reward both business and leisure interests.

There is a town trail for visitors to follow which highlights the ancient architecture and historical features including the 16th Century Church of St. Mary Magdalene which has one of the most lavishly carved exteriors of any Church in England. There are three other churches as well as a Methodist Chapel and Kingdom Hall, three Primary Schools, one private school and Launceston College, so both spiritual and secular needs are well served.
Take the Tebursye/Tregadillet turning off the A30. Turn right and then take the second right (has a small tree and grass triangle but is not signposted), take sharp right-hand bend and continue for approximately 1.25 miles until reaching the Launceston signpost. On the left you will see a large boulder with “Cornerstones” on it. Turn into the private lane and through the wooden gates.
