Description

Peacefully positioned on a private gated mews in Kemptown, this well-presented and spacious three storey townhouse is ideally located for the beach, the city centre and several popular schools. While it was built during the 1990s, it sits in keeping with its older neighbours, yet you can rest assured it was built to last for many more years to come. They were built on the historic playing fields for St Mary’s School on Eastern Road with access to the west on Chichester Place, where secure gates provide open to a neat brick courtyard. These mews homes are particularly attractive on approach with driveways, garages and leafy front gardens setting them apart. Passing a gracious palm tree and manicured shrubs, there is parking to the front for one car. Stepping inside, the front door opens first to a useful vestibule, then into a welcoming entrance hall where the house feels deceptively spacious with a line of sight through its depth to the garden beyond.

Moving through the entrance floor, the garage is to the right but only has access from the front. It would be possible to convert subject to planning, but it would need direct access into the house. As it stands it would be great as a home gym, storage space or workshop – or for parking, although there is space on the drive.

To the rear of the ground floor sits a sweet bedroom leading out to the garden via French doors. It is a tranquil room ideally used as a home office at present, but it has space for a double bed and furnishings. Outside is a hidden oasis in the city, in a walled courtyard with space to sit and dine alfresco under a pergola. It is completely private surrounded by greenery, making it hard to believe it sits so close to the city centre. As a paved space it is low maintenance, so you can add a pop of colour with garden furniture and potted plants.

Stairs rise to the first floor, reserved for entertaining and evening relaxation with the living room to the front of the house enjoying a southerly aspect and views over the peaceful mews. There is ample space in here for sumptuous furnishings and a formal dining table, although there is space for a table and chairs in the kitchen too. In here, country style cabinetry is paired with granite worktops for a timeless feel, alongside integrated ovens and an induction hob, leaving space for a tall fridge freezer and a dishwasher, while the utilities have a room of their own on the ground floor.

Elevated higher on the second floor are three double bedrooms sharing two chic bathrooms. Bedrooms two and three are smaller but have space for double beds, although they are versatile should you need a study or child’s room. The principal room is a generous double with luxury wallpaper and access to an en suite bathroom with a gleaming shower and ample storage for toiletries and towels. The family bathroom is equally modern, but with both a bathtub and a separate shower cubicle for when time is of the essence.

Throughout the house, only fine quality floor and wall coverings have been used to create a decorative look which feels classic and works perfectly in each space, so you can move straight in with ease. There remains some scope, however, for new owners to modernise in areas.

Vendor’s Comments:

“We have lived here for many years and have enjoyed living so centrally, yet in a place which feels both peaceful and secure. There is plenty to entertain us in nearby Kemptown or at the Marina and in Brighton & Hove’s City Centre. You can walk everywhere, but it’s equally easy to jump on a bus into town. The beach is lovely and quiet east of the pier and the under cliff walks to Rottingdean are wonderful during summer – we will miss our time here.”
