Description

REF MG1259

Guide Price £600,000-£650,000. Viburnum is an exciting home and a great opportunity for a buyer to create something really special. Tucked away on a private road of just three homes, the property was built in the 1960’s and our clients have had ownership since the mid 1970’s. The current layout flows really well – an approximate 1,600 square feet and a sitting/dining room that measures 28 feet in length. There are currently two bedrooms, and a large loft area and additional space above the garage which could be perfect for additional living accommodation. Off the kitchen is a conservatory, with views and access to the garden, similar to the sitting room. The grounds extend to three sides, with the bungalow sitting on the north side of the plot, with the well stocked and mature garden benefitting from an east, south and west aspect. The double garage provides ample storage with power and lighting, and a drive in front.

The property tenure is freehold and the council tax band is E.

The Local Area? One of things we love about Viburnum is the location. Handcross is a beautiful village nestled just north of Haywards Heath and east of Horsham. Local facilities include a Post office, newsagents, butchers, hardware shop and a variety of other stores/retailers. The Red Lion Pub is one of our favourite pubs in Mid-Sussex, great food and a good choice of beers! And make sure you grab a coffee from Jo Co. Also on your doorstep is Nymans Gardens National Trust - perfect for everyone and free for Handcross residents.

South Lodge and Ockenden Manor spa hotels are within a 10 minute drive whilst Cottersmore Golf Club is also within 10 minutes. For schools, there is Handcross Primary which is rated as Good, whilst there is also Handcross Park School for those considering private education. Handcross is also in the catchment area for Warden Park in Cuckfield. There is access onto the M/A23 which takes you north to Gatwick Airport in just under 10 miles and the M23/M25 junction in 16 miles. For commuters, there is the choice of Three Bridges 5 miles north or Haywards Heath slightly further to the south east. Both stations are major stopping locations on the London to Brighton line, with trains taking you direct into London Bridge and Victoria in less than an hour, perfect for commuters.

About eXp UK, South East

1 Northumberland Avenue, Trafalgar Square, London, WC2N 5BW

eXp UK are the newest estate agency business, powering individual agents around the UK to provide a personal service and experience to help get you moved.

Here are the top 7 things you need to know when moving home:

Get your house valued by 3 different agents before you put it on the market

Don't pick the agent that values it the highest, without evidence of other properties sold in the same area

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
