Description
This pretty semi-detached cottage has great character with exposed flint work and beams whilst still having comfortable ceiling heights and large windows. The entrance hall opens onto a most attractive dual-aspect sitting room of over 21 ft in length with fireplace and wood burning stove. The kitchen/breakfast room has an extensive range of matching cupboards and drawers with hardwood worksurfaces and range style cooker. An adjacent utility area keeps the white goods away from the main living spaces and there is a ground floor cloakroom.
On the first floor there are two bedrooms and shower room. Concealed steps lead to a useful attic room with access to a generous roof storage area.
The cottage has a shared entrance with the neighbouring property and this leads to three garages, one of which belongs to 84 West Lavant. The garage has been sub-divided to create a studio/hobbies room. Well established gardens surround the cottage to the south, east and north with neat areas of lawn looking over well-established traditional flower borders stocked with roses, flowering and evergreen shrubs. There is a sheltered terrace to the south of the cottage and a further lawned sitting area.
This pretty hamlet is surrounded by open countryside within the South Downs National Park, enjoying the lovely rural setting yet within only a few miles of Chichester. The neighbouring village of Mid Lavant has a parish church, primary school and pub. Convenient vehicle access to the north is provided by way of the A286 to Midhurst or west by several B roads to Havant which has a convenient railway service to London Waterloo. Chichester itself provides a rail service to London Victoria and an excellent range of shopping facilities arranged within its partially pedestrianised centre.
The surrounding area provides many attractions and opportunities for recreation, most notably Goodwood. Already well-known for its horse racing, Goodwood also has a golf course and country club with gym and tennis courts and an excellent restaurant at its members club, The Kennels. The annual Festival of Speed and the Revival meeting at its historic motor circuit have become prominent international events. Further afield the harbourside village of Bosham lies some 5 miles to the south and has just one of several sailing clubs located around the waters of Chichester Harbour which provides some of the best sailing facilities within easy reach of London. Along the coast The National Trust Reserve of East Head has picturesque sandy beaches with many opportunities for swimming, windsurfing and other beach sports including kite surfing and landboarding.
