Description

NO CHAIN - A rare and unique semi-detached house with 4 Acres of woodland and a large garden. In rural location between Chiddingly and East Hoathly. In need of improvement but with a wealth of character. and mostly double glazed windows. 4 Bedroom and 2 bathrooms. Purpose built Home Office. Built in the 1920's for retired soldiers, there are 11 freehold properties forming a Quadrangle with extensive central lawns and a further woodland of around 1 acre for communal use. This property is at the end of The Quadrangle and has a separate private entrance and driveway from North Drive.

A porch leads through a 'hobbit' door into the entrance hall which has exposed beams, glazed panels and oak stairs to the first floor. Solid oak floors extend throughout the property. Off the hallway is a Utility room with the plumbing for a washing machine, space for a tumble dryer, range of cupboards, sink unit and a high level w.c. The Sitting room is large with an open fireplace housing an ornate log burner. A long window overlooks the lawns in The Quadrangle and a further window is to the side. The Dining Room is open plan to the Kitchen which is fitted with a range of units, has an electric cooker point and dishwasher space. Off the Dining room is a conservatory but it is in a poor state of repair.

On the first floor there is a large main bedroom with two built-in cupboards and an en suite bathroom. There are two further double bedrooms and a family bathroom on this floor and then stairs go to the second floor and two attic bedrooms.

Services: Mains water, oil fired central heating with serviced boiler and recently installed bunded tank. Community Klargester for private drainage. £30 per month service charge for maintenance of this and the communal grounds and driveway.

Outside: There is a large and level garden with mature trees and shrubs around the borders and fenced between the neighbour. It is very private and sunny enjoying an east and south aspect. There is a garden shed and brick pathway up the side of the garden. The woodland has been well maintained and has a high open canopy, cleared areas for bluebells, a pathway around the perimeter and a working area with water, complete with timber barns and chicken run. In the garden is a purpose built Home Office with full fast broadband.

The Quadrangle is mid way between the villages of East Hoathly and Chiddingly. East Hoathly is a lovely village with a range of local shops, pub and doctors and primary school. Chiddingly has a village run store and popular pub, primary school and childrens play ground. This is a very rural area with little traffic and working farmland. The town of Lewes is a fifteen minute drive and has a comprehensive range of amenities and grammer school. Heathfield is also a fifteen minute drive with a good range of local shops, smaller supermarkets including Waitrose and primary and secondary schooling. Polegate station with a service to Victoria is also a fifteen minute drive (7 miles).

Directions: From the centre of East Hoathly, head north east on the Waldron Road towards Mill Lane. Continue onto Hollow Lane. Turn right into Graywood Road and then turn right into Ailies Lane where the property will be found after a short distance on the left hand side.
