Description

A delightful and very rare country cottage, situated in a magical, peaceful, rural location. The Victorian cottage has spacious accommodation that includes 4 beds with 2 baths, situated within a large garden, about 0.36 of an acre. No onward chain.

A delightful country cottage situated in a magical and idyllic, rural setting. The house was built in the 19th century as a pair of farm workers cottages, which were then converted into a single dwelling, and which has remained in the same family ownership for about 48 years. Approached along a mile long private track, the house is situated in a stunning, peaceful and private rural location, and is centrally situated in a garden extending to about one third of an acre. The attractive elevations include rendered, painted walls with part tile hanging, under a clay tiled roof. It is likely a new owner will want to improve and update the accommodation, and it is felt there may be the opportunity to extend the property, subject to all the necessary consents. The rooms are a good size with high ceilings and large windows and include an entrance lobby with a door in to the pretty dining room with fireplace. A door opens into the kitchen which is fitted with a range of wall and base units with plumbing for a washing machine and dishwasher. There is also a door to the rear courtyard. An arch from the dining room opens into the good-sized triple aspect sitting room, with a working fireplace and full height glazed doors out on to the garden, with study area to one side and a sliding door to the cloakroom. Stairs off the dining hall lead up to the first floor with a landing that leads to a large main bedroom with ensuite bathroom. There is a further good-sized double bedroom and two single bedrooms and a family bathroom. From the landing a hatch opens with a drop-down ladder, giving access to the good size loft space. Outside, the garden creates a lovely setting for the house and is mainly laid to lawn with a mixture of terracing, mature borders, hedging and well established trees. An attractive brick built bothy sits just behind the house and provides a workshop, wood store and open sided store.

It is hard to convey how beautiful the location of Pallingham Quay Cottage is, approached along a private country track which is about a mile long, and which is accessed from Horsebridge Hill. This is a very peaceful, rural setting and is adjacent to the River Arun with immediate access to miles of beautiful walks and is within the South Downs National Park, about 3.5 miles to the south of the popular village of Wisborough Green, with its village shop, village green and 3 pubs. The historic, rural village of Fittleworth is about 3 miles to the south with its ancient church, the Swan Inn (a former coaching inn), an award-winning village shop and café and the ancient mill which was once painted by John Constable and JMW Turner. The nearest shopping facilities can be found at Petworth (about 6.5 miles) and Pulborough (about 5.5 miles), where the main line rail station has services to London (about 70 mins) and the Sussex coast. More extensive facilities are at Arundel, about 12 miles to the south, Horsham about 14 miles to the north-east and Chichester, about 18 miles to the south-west. Haslemere, about 16 miles to the north-west also has a wider range of shops and a mainline railways station with services to Waterloo (from 53 mins) Sporting facilities include golf at several local clubs, including at the West Sussex Golf Club; racing, motor racing, golf and flying at Goodwood; polo and golf at Cowdray and sailing at Chichester Harbour and Itchenor. There are also many beautiful walking opportunities in the immediate area with access to an extensive network of footpaths and bridleways close by.

Mains electricity is connected. Private water supply. Private drainage. Hot water is via an electric immersion heater.

NB A section of the lane leading to the cottage tends to flood following extended heavy rainfall. When this occurs the owners of Pallingham Quay Cottage park further up the main track and walk to the cottage over a separate track at the rear.
