Location
The Old Threshing Mill is approached down a gorgeous, shady drive. Originally part of a ‘Model Farm’ it retains the original formal layout of stone buildings arranged around an attractive courtyard. Wagon House is one of nine unique dwellings developed in 1989 from the farm buildings.
The outlook to the front is open and not overlook and the rear garden offers great privacy whilst the house is nestled within a community which is secure and exclusive.  A perfect lock-up-and-leave, or equally perfect for those who want rural life but prefer to be part of a community.
Castle Cary, with a mainline station is under 6 miles away and Bruton, with all its charms is a similar distance.
There are many excellent schools in the area and Millfield is only 10 miles west.

Description
A truly unique, traditional agricultural building, which has been converted to residential use retaining its original charm.
Oak floors throughout the ground floor set the tone for this very well-appointed property. Continuity of design is a pleasing feature with stylish and understated cloakroom and matching bathrooms and a stunning, welcoming, contemporary kitchen with plenty of space for dining.

There is underfloor heating on the ground floor for comfort and as well.
The property has been well maintained and enhanced by the current owners, with new bathrooms, kitchen and utility room. In addition, new windows and doors have been installed within the last 10 years.

Accommodation
The double timber front door opens to a generous reception hall, which has open stairs rising on the right with a roof light above flooding the stairs and hall with natural light. The hall has plenty space for coats and boots.

Double, louvre doors open, on the left, to the sitting room which has an attractive gas, log effect stove as a focal point. This stunning room can be configured as you wish. To the rear, a wall of louvre doors divides it from the versatile study. These doors concertina open, enabling it all to become one large room.
The kitchen/dining room is also located at the rear of the property, and has sleek, fitted units with ample storage, integrated appliances, including a dishwasher, microwave, small oven and grill, large oven, space for a fridge freezer, under-unit lights throughout and an attractive grey Quartz work surface. There is an induction hob with extractor above. A wide window overlooks the rear garden and there is plenty of space for a large table and chairs.
The utility room has the same fitted units, a stainless-steel sink, and spaces for a washing machine and dryer. A door leads out to the rear garden.

The ground floor accommodation flows in an appealing way from the hall, through the sitting room, to the kitchen, and back to the reception hall where there is a cloakroom.

Upstairs a principal bedroom has a surprisingly spacious ensuite bathroom with bath and separate shower. The family bathroom with bath and separate shower, is even more spacious and there are 2 further bedrooms, one of which has an enormous walk-in-wardrobe.
