Description

A charming character four-bedroom cottage tucked away in a peaceful New Forest location with a fine outlook over adjoining paddocks with Forest access just a short walk away. In need of cosmetic updating. NO FORWARD CHAIN.

Graylands stands in pleasant grounds of just under 0.2 acres, in an idyllic 'off the
beaten track' location, with glorious views across the New Forest National Park. This
charming four bedroom character former Foresters cottage has been extended over the
years to provide extremely versatile accommodation. Approaching the house from the
driveway, the front door opens to the entrance lobby. To the right a doorway opens to
the kitchen which has an original fireplace (not working) and a window that faces to the
front. Continuing ahead, a door opens to the living/dining room. The living area has a
beamed ceiling with a full height brick fireplace with open grate. From here the living
room continues and incorporates the dining room across the back of the house, with
two sets of sliding doors that take in the view and which open onto the rear garden. The
office also has a door out to the garden. Also on the ground floor is a bedroom and a
wet room. The first floor accommodation can be accessed via two separate staircases
and comprises three bedrooms of which one is a single, with the other two being
doubles and one having a balcony. All bedrooms have glorious views over the adjoining
paddocks and further views of the open Forest. There is also a family bathroom.
Outside there is a parking area to the front for several cars and double gates lead to the
substantial garage. The rear garden is laid as lawn that gently slopes away from the
house. Within 50 yards of the house there are various pathways that lead onto the
Forest that provide beautiful walks. Graylands has been in the same ownership for the
last 50 years and has more recently been used as a very successful holiday let. The
house would now benefit from some cosmetic updating.

Newgrounds is a part of Godshill, situated on the Western boundary of the New Forest
National Park and provides excellent access to the open heathland stretching up to
Hampton Ridge, where glorious walking, riding and cycling countryside can be found.
Godshill has a number of amenities supported by its close links to Sandy Balls Holiday
Centre, where there is a leisure complex, restaurant and shop. There is also a village
hall and public house. The Avonside town of Fordingbridge (approximately 1.5 miles)
provides a range of health, recreational and educational facilities including reputable state primary and secondary schools, with Moyles Court and Forres Sandle Manor serving the private sector.

For those seeking a balance between a 'work-from-home' and office-based environment, communications in the area are excellent. The local road network, including the A338, B3087 and A36 draws the regional centres of Salisbury, Bournemouth and Southampton within striking distance. There are mainline rail services from Salisbury and Southampton Parkway (90 minutes and 71 minutes respectively) to London Waterloo and international airports at Southampton and Bournemouth.

Those seeking outdoor pursuits will undoubtedly be satisfied by the wonderful location and the glorious walking, riding and cycling countryside on the door step. There is a choice of local golf and angling clubs in the vicinity and sailing opportunities abound on the South Coast and at Spinnaker Sailing Club at Blashford Lakes, near Ringwood.

FRONT
Laid with shingle to provide off road parking for several cars. A pedestrian gate and double gates open to a further driveway and a substantial timber garage.

REAR GARDEN
Laid as lawn with a concrete patio. The remainder is laid as lawn interspersed with a selection of mature trees and flower beds and the lawn slopes on a gentle gradient in a southerly direction towards neighbouring grazing land.
