A Note from The Homeowner

Having owned this property since new, I remember being first taken by the close proximity the development is to the vibrant town centre and facilities such as shopping, restaurants and train station can be accessed within minutes. I also found myself admiring the historic and charm of the original Upcross Hotel (also formally part of an old vicarage) before Millgate sympathetically merged old with new to create Upcross Gardens development.

The amazing communal grounds were impressive at the time offering not just a large communal garden ( pretty scarce in new flats being built today), but designated parking bays for each owner as well as multiple visitor parking spots. Over the years I have spent many happy days and evening enjoying the peace and tranquillity of the grounds sat out reading a book or enjoying a glass of wine. It still brings me pleasure that these are still maintained to a high standard.

At the time of looking there were a number of units available to pick from, however I was drawn to my top floor flat as I was amazed at the views of reading from the windows, the large open plan reception room which has been great for entertaining. As a top floor flat it includes a loft which comes in handy to store multiple items such as suitcase and boxes. What's also unique being on the top floor are the light cylinders which are found in both bathrooms which allows natural light to stream into each room - no need to switch on the lights!

The development itself has very much a community feel, with only 39 units in total. Many residents stay long term as it's hard to match the gardens, parking, size, space, calm and access to major facilities

However, for me it time for and change and time to make some new memories in my next home.

On entering Upcross Gardens, you’re welcomed by a sense of calm. Off to the left, the original character building still stands – full of charm and history, it adds a certain vibe to the development from the moment you arrive. Once inside the development, there’s a noticeable sense of privacy. The communal gardens aren’t just well looked after – there are usable, tranquil spots, split into different sections for variety.

The communal areas are super clean – always a good sign. And the lift? I’ve lost count of how many apartment blocks I’ve visited where the lift is broken. It’s refreshing to see one that’s shiny – and in operation!

Being on the top floor means no noise from above – always a plus. Inside, it’s got that modern, popular open-plan layout that really flows. Beautiful wooden / glass doors, chrome-finish handles, marble worktops – quality touches that feel classy. The flat’s also got gas central heating and a gas hob – and that’s a nice bonus for all you chefs out there.

Both bedrooms are good doubles, and there’s a well-finished en suite plus a separate bathroom. Storage-wise, there are built-in cupboards in the entrance hall the keep the coats and shoes away.

Let’s talk service charge.
For around £50-55 a week, and you can see where it’s going – maintaining the secure gated entrance, tidy communal areas, tree care, spotless bin storage, and not to mention the beautifully manicured gardens (every Friday) for your enjoyment.

You’ve also got your own under croft allocated parking space – no scraping ice off the windscreen in winter, and no baking hot cars in the summer – it’s the little things.

Location-wise, you’re set back off Berkeley Avenue in a quiet pocket, walkable distance to Oracle's Riverside & Shops. Prospect Park is in the opposite direction if you fancy a Saturday morning park run or a bite eat at the Harvester. Also, there are regular buses running along Berkeley Avenue for faster town access.

In conclusion, this one is peaceful, well-designed, and clearly cared for and I look forward to showing you around.
