Description

This bright two-bedroom live/work apartment lies on the third floor of Suna House, a sensitively conceived warehouse conversion on Shoreditch’s Curtain Road. Painted pillar-box red by the current owner, a wide bank of glazing draws in plenty of light and provides access to a long and private south-facing balcony. Its location is excellent; Redchurch Street and Arnold Circus are minutes away on foot, as are Liverpool Street and the City.

The Tour

Suna House is accessed via a series of well-kept communal spaces. A shared stairway ascends to the third floor, where this apartment’s private entrance lies.

Entry is to a hallway, with a handy cupboard on one side. A deep roof light above floods the area with brightness - a theme that continues throughout. White-washed walls and limewashed floors begin here and continue into the living space, offering an unobtrusive backdrop for art and furniture.

The main living space is especially generous and arranged in an open plan. Ruby-red glazing is a striking and dynamic focal point; it also grants entry to the adjacent terrace. A kitchen with understated, clean-lined white units and terrazzo countertops lies at one end; appliances include an induction hob and oven. Otherwise, the room is largely flexible and can accommodate separate dining and sitting areas.

There are two generous double bedrooms at the opposite end of the plan, both with soft dark grey carpet and further white-washed walls, highlighting the original beams overhead. The principal has a neat en suite shower room, with porcelain tiles and a well-placed skylight. The second room, currently used as a study, has a wall of built-in wardrobes. A door between the bedrooms allows the plan to remain versatile.

A separate shower room is a beautifully crafted space that mirrors the design of the ensuite. A walk-in shower creates a sense of seamlessness, and there is plenty of storage in both mirrored cabinets and cut-out shelves.

Outdoor Space

A wonderful south-facing balcony lies beyond the living room, acting as a natural extension of the internal plan during the summer months. It is bordered by a metal fence and grounded with neat decking. There is room for a table and chairs, and for potted plants to thrive in the southerly, day-long light.

The Area

Minutes from Curtain Road, Arnold Circus is surrounded by restaurants and independent retailers, including Leila’s Shop, Rochelle Canteen, and Blue Mountain School. Redchurch Street and Columbia Road are also within short walking distance; the former is home to Jolene Bakery, The Smoking Goat and Michelin-star restaurant Brat, while the latter plays host to its namesake Sunday flower market. We've written more about our recommendations in Shoreditch in our Journal.

Spitalfields is also nearby and, as such, opportunities for dining, entertainment and shopping are boundless. Neighbourhood restaurants include Ottolenghi, Galvin and St. John Bread & Wine, with Bistro Freddie, Manteca and Padella slightly further afield. Potter and Reid on Toynbee Street is excellent for coffee, while Crispin is perfect for a glass of wine in the evening and collecting a fresh loaf of Dusty Knuckle bread in the morning. Cocktail bars nearby include Discount Suit Company and Callooh Callay. Spitalfields Market is very close, offering shopping opportunities comparable to the West End.

The Barbican Centre, with its world-class cultural programme of cinema, music, theatre, talks and exhibitions, is a short walk away. Raven Row and the Whitechapel Gallery are also close.

The apartment is exceptionally located; the City is within easy walking distance, and the transport connections are wide-reaching. Shoreditch High Street station is around three minutes' walk away and runs Overground (Windrush line) services south and north. Liverpool Street station is 10 minutes away on foot and runs National Rail services and the Stansted Express, along with the Central, Circle, Hammersmith and City, and Elizabeth lines. Old Street station is around eight minutes away on foot and serves the Northern line.

About The Modern House, London

St Alphege Hall Kings Bench Street London SE1 0QX
Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
