Freehold

Description

Built in 2003, this contemporary three-bedroom terrace house is set back from Forest Hill's high street in a quiet, gated mews. It has a west-facing terraced garden to the rear, which has been recently decked, along with demised parking to the front. Forest Hill station is only a two-minute walk away, with direct Overground services to London Bridge in 12 minutes and Overground (Windrush) services to Shoreditch High Street in 23.

The Tour

The façade of the mews is white-rendered, with a distinctive bank of vertically stacked glazing. Entry is through a front door slightly set back from the road, with an external storage cupboard to one side. Immediately from the hall are sightlines directly into the bright garden. The kitchen is to one side, arranged in a U-shaped formation with sleek units painted in a pop of light green.

The plan opens up in the living/dining room at the rear, where the expanse of space spans the full width of the building. New glazed, bi-fold doors frame views of the garden and allow natural light to fill the space, enhancing the materials and colour palette. There’s a handy ground-floor WC tucked off the hall.

On the first floor are three bedrooms, one of which is used as a home office in a striking Dutch orange colour, with views of the garden. The principal bedroom is positioned at the front of the house and has a bright, airy feel, with two vertical windows that stretch from floor to ceiling; it also has a handy en suite shower room.

A shared bathroom is set just off the landing, complete with a shower over the bath and neutral tiles.

A loft provides storage, along with a large cupboard beneath the stairs.

Outside Space

An area of the west-facing garden immediately outside the doors is paved in sleek slate tiles, with recently built, smart decking adding a terrace to the landscape. A sloping concrete wall demarcates the boundary at the far end. There’s plenty of space for dining and entertaining in a low-maintenance garden setting, with lots of options for potted growing.

A demised off-street parking space lies at the front of the house.

The Area

Century Yard is well-placed for the shops and restaurants of Dulwich Village and East Dulwich, as well as the open spaces of Sydenham Woods and Dulwich Park. Forest Hill's thriving high street is even closer; we've written about the area in greater depth in residents' guide.

Local highlights include Bona, Pantry, and Aga’s Little Deli, while St David serves excellent coffee. The revered Horniman Museum and Gardens (Art Fund Museum of the Year 2022) is less than a ten-minute walk, with a vast collection of Anthropology and Musical Instruments, as well as an acclaimed aquarium, a butterfly house and a natural history collection. It’s a popular spot for all ages, with a child-friendly café, an anthropological museum and a farmers’ market every Sunday morning.

The area has a wealth of well-regarded schools, including Eliot Bank and Kilmorie Primary schools, as well as Forest Hill and Sydenham senior schools, or private St Dunstan’s College.

The amenities of Forest Hill, including its railway station, are a couple of minutes away on foot. Regular trains run from Forest Hill to London Bridge, with a journey time of 12 minutes. The station is also a part of the London Overground, with services running to Dalston via Canada Water (Jubilee line), Shadwell (DLR), Shoreditch High Street and Whitechapel (District, Hammersmith and City and Elizabeth lines).

About The Modern House, London

St Alphege Hall Kings Bench Street London SE1 0QX
Industry affiliations:

The Modern House has been successfully selling Britain's finest modern architecture since 2005. We represent houses and apartments in urban and rural locations throughout the country, from our offices in central London.

Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced Modern Movement architecture to a British audience. The central themes of Modernism are at the heart of all of the properties we sell: flowing space, natural light, truth to materials, and the relationship between architecture and its environment.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including lofts, factory conversions, architects' own homes, and period houses with excellent extensions and superior interiors. We love selling houses, and we only sell houses that we love.

This much we know -

A home should lift the spirits. The rudimentary purpose of a building is to provide shelter, but in the hands of the right architect, it can frame space and capture light in a life-enhancing way. At The Modern House, we sell homes that inspire us. Our portfolio of properties is carefully curated and extensively researched, with images by editorial photographers.

Estate agency is about people. We work with the most extraordinary range of people, who are brought together by the need to move house and an interest in good design. Our aim is to provide them all with a positive experience. The members of our team have academic training in art, architecture, journalism, literature and photography. They are able to speak with honesty and authority rather than resorting to cliché, and are proud of what they do. In an industry that's synonymous with mistrust, people come to The Modern House for a human approach to buying and selling.

You're never too old to learn something new. When The Modern House came into existence, it pioneered a new marketplace for Britain's best modern architecture. More than a decade later, we still feel the same sense of excitement every day. The built environment is in a state of constant flux, with people carrying out remarkable new projects in all corners of the country. You never know what might be found behind a hedgerow or an assuming warehouse door.

Pastiche is passé. We believe that contemporary architecture should be of its time. Without a modernising spirit, how are we to progress? It's equally essential that our country's Modernist heritage is rigorously safeguarded for future generations. By championing the cause of thoughtful architecture, and raising awareness among the buying public, we try to have a positive influence on the built environment.
