Description
IF YOU LIVED HERE...
From your dedicated front door, step straight into the heart of this deceptively spacious split-level home, where the open-plan kitchen and reception area stretches 18 feet and offers a welcoming, versatile space for daily life and entertaining alike. Natural light flows in, and the layout gently zones the space for dining, relaxing, and cooking without interruption.
The kitchen sits in a sociable U-shape configuration, slightly set back but very much part of the main room. It features sleek white cabinetry, thick wood countertops, and a cream-toned tiled splashback that adds texture and warmth. Integrated appliances keep things streamlined and functional.
Two bedrooms and a bathroom lead off this main space. Both bedrooms are carpeted and softly lit by well-placed windows. The bathroom is cleanly styled with a white suite and bath/shower combination, while floor-to-ceiling sand-toned tiles bring in a layer of quiet sophistication.
Descend the stairs—far from your typical basement, the lower ground floor feels open and light. A second reception area offers plenty of room for flexible living, whether that’s a home office, guest zone or chill-out space. The next room sits just off it, currently used as a bedroom it is generously sized at over 130 sq ft, with crisp white walls, an architectural radiator, and a run of opaque glazing that maintains privacy while keeping the room bright.
A second bathroom completes this level, mirroring the finish of the upstairs with a warm sandstone tile scheme and bath/shower setup—ideal for a busy household where mornings run to a tight schedule.
This is a well-considered home across both levels—neat, bright, and full of spaces that adapt easily to how you live.

A WORD FROM THE OWNERS...
"We lived here for 7 years and made some of the best memories. The location is hard to beat - Sager & Wilde at the end of the road for the perfect glass of wine and cheese toastie. Morito also at end of road for small plate deliciousness. Columbia road with its boutique shops, cafes, pubs and restaurants also a 5 min walk away. Honorable mentions to The Marksman, The Royal Oak, Campania and Harry Brand for cards. Perhaps my fave of all is the flower market every Sunday (best hangover cure in London). Less than 5 min walk to Haggerston Park for lovely green space and a city farm! In summer, my flatmates and I would often make dinner then take it to the park for a picnic. If you walk for 15 mins along the canal from the flat you’ll get to Broadway Market with even more trendy delights. Shoreditch and Old street within walking distance, plus Hoxton station only 6 mins away (and dangerously right next to Fabrique with the best cinnamon buns in London). Right behind the flat you’ve got Duplikat for lovely art books and risograph prints. There’s also a Nisa (30 seconds away) if you ever run out of . Flat is also opposite school which always made me feel safe. The area is surprisingly quiet. There’s a lime bike parking spot round the corner, so you can explore the whole of east London very easily."
