Description

Austwick is a semi-detached Edwardian house of impressive proportions, and ideally situated on Paddockhall Road, about a fifth of a mile from Haywards Heath station. It was originally built with its neighbour as a grand residence, and was subdivided into two dwellings in the 1950s.

Austwick has many lovely period details, including part clay tile hung, part red brick elevation with wide bay windows, and its interiors offer the high ceilings and generously proportioned rooms which are closely associated with Edwardian architecture. Tall, mature conifers create an effective screen, and the house is set well back: the gravelled driveway opens out to provide parking for several vehicles ahead of the house, and extends along the side of the single attached garage.

At the rear of the house is an elevated sun terrace, adjoining the kitchen, a lovely spot to sit and enjoy the outside space. The west facing rear garden is fully enclosed and mainly laid to lawn, with beds at the side; there is a former kitchen garden at the far end. About of a fifth of an acre.

Situated on the west side of Haywards Heath, about five minutes’ walk from Haywards Heath station, Boltro Road entrance. Haywards Heath is a thriving town in Mid Sussex, known for its excellent transport links and good schools; it has several supermarkets (including a Waitrose), a leisure centre, and a range of High Street and independent shops, bars and restaurants. The vibrant coastal city of Brighton and Hove has a thriving theatre culture, festivals and events and is about 15 miles to the south.

There are many leisure activities available locally, including local clubs for football, rugby, cricket and theatre, and extensive sporting and recreational activities across Sussex, with golf at Haywards Heath, Lindfield, Mid Sussex and many courses across the county, racing at Plumpton and Brighton, showjumping at Hickstead, sailing at Weir Wood and Ardingly reservoirs and along the South Coast, and walking and riding locally including the South Downs National Park and on the Ashdown Forest. The renowned Glyndebourne Opera House is just east of Lewes

Sussex is ideal for food and drink enthusiasts: there are many renowned gastro pubs and Michelin accredited restaurants locally, and the region is at the heart of England’s emerging wine scene. Spa and country house hotels include Gravetye Manor, Alexander House, Ashdown Park Hotel and Ockenden Manor.

Transport: Haywards Heath station (0.2 of a mile) has regular fast services to London Bridge/Victoria, Gatwick airport and Brighton. Journey time to London Bridge/Victoria from 42 minutes. The A272 connects to the A/M23, linking to other motorway networks, Gatwick airport (13 miles) and the coast.

Schools: There is an excellent range of highly regarded state and independent schools in the area, including Harlands Primary School, Warden Park Academy, Oathall Community College, Great Walstead, Cumnor House, Ardingly College, Burgess Hill Girls, Brighton College, Hurst and Worth.
