A Grade ll listed house with beautiful mature grounds and paddocks and a peaceful setting on the edge of a popular village between Shepton Mallet and Frome. Other centres in easy reach include Bruton, Wells, Glastonbury, Castle Cary and Bath.

The house, partly thatched and partly tiled, has great character and charm and includes a porch, a large open sitting and dining room, conservatory, study and kitchen. On the first floor are a master suite (bedroom, bathroom and dressing room), 2 further bedrooms, a shower room and a small eaves room.

The property has outbuildings, exceptional formal and informal gardens, woodland and paddocks totaling around 4 acres plus a further adjoining 3.5 acre meadow.

Location
West Cranmore is a very popular Somerset village with a friendly community, a fine medieval church, cricket and tennis clubs and East Somerset steam railway and café (selling local produce).
Batch Cottage is quietly positioned on the southern side of the village, well away from any busy road, and in easy walking distance of the church, pub, village hall and duck pond.
A big asset of the area is the huge network of public footpaths which give access to surrounding countryside and historic sites.

Description
This very attractive house dates to at least the mid 18th century and has recently been extensively improved with works including new weatherboarding and chimneys, lime rendering and work to the thatching. Internally characteristics include oak beams, window seats and mullioned windows.

The front door opens to an enclosed porch which leads to the entrance hall in the middle of the house. To one side is the combined dining and sitting room with a fitted dresser, a Doulting stone fireplace and a garden door.  Beyond the sitting room is a conservatory with double french doors to the garden.
On the other side of the hall is a study and beyond is the kitchen breakfast room.
This is beautifully finished with pale granite worktops, hand crafted, painted timber units, integrated Bosch dishwasher and washing machine, a 6 ring, gas hob rangemaster cooker and an oversized Belfast sink.  French doors open to the garden and allow natural light to flood the room, in addition, a stable door opens to the east.

Upstairs there is a principal suite with built in wardrobes, a dressing room and charming ensuite bathroom with painted tongue and groove panelled walls, shower cubicle and freestanding roll top bath.  A family shower room serves the other bedrooms.
An additional eaves room is accessed via steps from the 3rd bedroom.  There is also access to a boarded loft which provides plenty of excellent, dry storage.

Outside
A drive leads into the property and to a double garage and an EV charger. There’s also ample parking space.

The property has in the past been used as a flower farm and this history is evident. The stunning gardens wrap around the house include rolling lawns, flower and shrub beds, mature trees and hedges, paved terraces, a rose walk, greenhouse, a dovecote and an area conserved for wild grasses and flowers.

The gardens continue to 2 acres of woodland and 4 paddocks with a small stable block of 2 loose boxes and a tack room.

In addition, there is an adjacent  3.5 acre meadow.
