Comfortable and characterful stone house, with two terraces, an orchard and a large swimming pool, tucked away on the edge of a pretty hamlet near the bustling market town of Fivizzano. The property is extremely peaceful, and its gorgeous views over the green hills can be enjoyed from the terraces while sipping a morning coffee or an evening aperitivo.

The original part of the house was rebuilt in the early years of this century and an adjoining barn was converted 10 years ago to make a spectacular light-filled annex. It is therefore possible to enjoy modern comforts - central heating, excellent wi-fi and cellphone coverage, swimming pool - within a traditional Tuscan setting.

Beginning in the original part of the house, accommodation comprises: beautiful open plan living room and kitchen, including an enclosed fireplace to keep the house cozy for those autumnal evenings. There is also a clockroom with WC on this floor. A stone staircase leads to:

The annexe comprises two rooms, the first with a small kitchen (oven and hob, fridge, sink), a utility area (washing machine and linen cupboard), a dining area, and a beautiful second bathroom, flooded by light from the skylight. The seond room, with a very high ceiling has a mezzanine sleeping area, with storage area below. These facilities allow family and guests a degree of independence and privacy, should they wish.

Outside, the property has easy car access and parking. The paved courtyard and terrace offer lovely spaces in which to relax and dine outside, while the land of almost 6,500 sqm (approx 1.5 acres) with fruit and olive trees slopes gently down the hill, to the secluded swimming pool (new pump installed August 2025) below.

The property is situated an easy drive from Fivizzano (6 km), a medieval walled town with a central cobbled piazza and is often referred to as the Florence of Lunigiana. The bustling town hosts many cultural events over the summer with concerts in the piazza and reenactments of medieval parades. With its musical heritage the town also attracts international musicians during its annual folk music festival. There is a hospital, shops and restaurants in the town. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the stunning Ligurian coastline is within easy reach.

Lunigiana is a magical part of Tuscany. The hills that encircle Lunigiana create an intimate and relaxed atmosphere whilst the blend of the mountains and sea are extremely inviting to those who enjoy the outdoors. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage but for lovers of the coast the sea is only half-an-hours drive away. Lunigiana is special and has been likened to a magical kingdom. It is not only the breath-taking scenery with its abundance of medieval castles but you simply feel a huge sense of well being radiating from the sunshine, glorious countryside, delicious food and wine, kind friendly locals and most importantly, from the sense of tradition and community among people here that is rarely seen in modern day life. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing and are just a short hop away. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all a little over an hour away.
