Jocelyn Cottage is situated in a delightful semi-rural location in the tiny hamlet of Lower Cheriton, which nestles between the villages of Payhembury and Feniton. Exeter, the County Town, is approximately 17 miles to the west with an excellent shopping centre, theatres, sport and leisure facilities, M5 access and international airport. Colyton Grammar School, one of England's top co-educational state schools, is some 16 miles to the south west and The World Heritage Jurassic Coast at Lyme Bay is about 11 miles distant.

THE PROPERTY

adjacent to which is a detached block and thatched garage/workshop. This has twin doors, power and a side door, as well as a storage loft area. The gardens at Jocelyn Cottage have been beautifully planted and create the most picturesque and sheltered setting, with the cottage having southerly orientation. There are two areas of lawn, one with a splendid apple tree and summer house, and these are surrounded by profusely stocked flower and shrub beds. To one corner there is a paved terrace which is covered by a wisteria clad pergola and there is also a terrace to the side of the cottage which can be accessed through the French doors in the kitchen/breakfast room.
