Water Gate, The Strand, Barnstaple, Devon, EX31

The Water Gate comprises an end of terrace building of brock construction with painted and rendered elevations under a pitched roof. It is laid out on ground and two upper floor levels. Externally there is a customer terrace which is outside of our clients freehold title but held by way of a pavement licence from the local authority. It seats 40 customers.

Ground Floor: Trading accommodation with bar servery to one side with a variety of fixed booth seating, loose tables and chairs for approximately 280 covers. A catering kitchen, beer cellar, staff changing facilities and various stores are also provided at this level.

First Floor: Comprises of customer WC's alongside a large undeveloped storage area. plant room and staff room. The cellar is situated on the first floor adjacent to access to the service yard and small goods lift used for deliveries.
Second Floor: Additional undeveloped storage areas.
