Description

In my many years of selling houses I don't think I have ever been lucky enough to come across a property like Hill View. Perched - as the name may suggest - on top of a hill on the outskirts of Bruton on the edge of the village of Lamyatt is this very special home. On walking through the door, the house envelops you, as do the completely charming owners, - offering me chilled elderflower cordial as I arrived!

From the outside it is hard to believe what lies behind this modest façade. There is an area for muddy boot and coats just inside the door and this leads into a most generous farmhouse style kitchen fitted with bespoke units with wooden worktops. The Aga has been customised to electric and in fact has an induction hob behind the face of a traditional Aga! The floors are well worn wooden floorboards and could probably tell and tale or two as the family have owned the property for 30 years, raising their family here. The walk-in pantry is full of well labelled jars on traditional shelves - any cook's dream!

From the kitchen there are doors leading to the sitting room which has doors out on to a covered deck area - a perfect spot to breathe in your surroundings. Back inside the house to the snug - a comfortable and cosy room with a wood burner and stairs lead up to the first floor.

There are three double bedrooms - one with an ensuite cloakroom and a fixed wooden ladder leading to a cosy attic room. The bedrooms are very simply decorated giving the first floor a calm and serenity guaranteed to give one a wonderful night's sleep. The main bedroom has a small wooden balcony where you can drink in the panoramic views, the gardens and spot plenty of wildlife around the house and beyond. The family bathroom is modern and stylish.

Outside is where Hill View keeps on giving. Firstly, there are the main gardens - filled with flower and fauna. Beds full of glorious perennials and shrubs, sweet pea towers and roses. Tucked in the corner is a subtle pink summerhouse complete with a little wood burner. In addition, there is a workshop and further wooden storage shed. To the far corner there is the prolific vegetable garden, complete with poly tunnel, raised beds and composting area. Oh! And did I mention the pool? Naturally cleansed and heated via an air source heat pump - you would be forgiven for thinking that you were in Provence or Tuscany! A path from here winds through the garden taking you in the wild meadow area - perfect for encouraging wildlife - but be careful you may happen across one of the very tame chickens who are very much at home here!

Through another gate to the other side of the house and there is a large log store and garden area - mainly for log chopping! Beyond this there are two further private areas housing Gabriel's Wagon - a former railway carriage lovingly converted into self-contained cosy accommodation complete with wood burner, roll top bath and decked area. Next to this, and again in a private setting is Jake's Cabin - another cosy retreat. Both properties are available to rent on Airbnb (search happyonthehill dot com) and generate a sizeable income - named after two of the owners' sons - making this a real family affair.

It's true to say that there are stupendous views from almost every aspect of Hill View and - just like the owners did when I left - you get great big hug.

Hunter French Estate Agents were formed in 2005 by Stephen Hunter and Karen Dumine both of whom had been working in corporate Estate Agency since 1996 and 1988 respectively.
