Description

Netherfield is an attractive and expansive property presented in good condition but requiring modernisation throughout. The property boasts an enormous amount of accommodation and is a fantastic opportunity to create your ideal family home. The sitting room and kitchen/dining room are cavernous spaces and both open out to the garden - perfect for indoor-outdoor living. The principal bedroom is wonderfully large and light and has a superb balcony that gives real wow-factor. Many of the bedrooms have partial ensuites or dedicated bathrooms (separate) but there is the potential to make more or all of the rooms ensuite if desired. Outside the property has lovely lawned gardens on two sides and an impressive outbuilding with games room to boot.

THE PROPERTY
Ground Floor
The main entrance is set back into the facade and opens to a wide hall (protected by a small lobby) that provides access to the ground floor rooms. The stairs and a handy cloakroom are found at the end of the hall. The left side of the house is occupied by the huge sitting room -originally two rooms - which has a fireplace, windows on three aspects, and sliding doors out to the rear garden. Doors at the front lead into the large conservatory which opens to the sunny front garden.

Across the hall, at the front of the house, are the formal dining room, which comfortably seats eight, and the study. These two spaces could be easily combined tocreate one larger room if desired. At the rear of the house is the cavernous kitchen/dining room which has potential to be a fantastic heart of home. The working area is currently very spread out and would benefit from a redesign to create a safer and more functional space to suit modern family life. French doors open to a set of steps that lead down to the rear garden. Adjoining the kitchen is a generous utility (with garden access) which leads through into two store rooms and the integral garage. On the back of the house (only accessible from the garden) are the boiler room and a separate WC.

First Floor
The stunning principal bedroom is a superb size and has a wonderful private balcony on the west side. This room has a dedicated bathroom that could be made ensuite if desired. Adjoining this bathroom is another small room (with sink) that could also be incorporated into a redesign of the space, perhaps creating a walk-in wardrobe. Bedroom two has a bathroom with vanity (with a separate WC across the hall) and a built-in cupboard. Bedrooms three and four also have fitted storage and have access to the spacious family bathroom. There is also a handy storage cupboard on the landing.

OUTSIDE
The house is set well back from the street and enclosed at the front by a stone wall topped with elegant wrought iron panels. The wall curves in to provide an off-road space in front of the wide wrought iron gates that hang on gateposts topped with statement stone finials. Clipped hedging and small trees line the driveway which is flanked by south-facing lawns. The drive widens into a parking area in front of the house and provides vehicle access to the garages. The property has an integral garage beneath the balcony and a second smaller garage within the outbuilding.

The rear garden is fully enclosed by trees, shrubs and bamboo, and is wonderfully private. The garden is laid to lawn and dotted with attractive Acers. The northerly aspect provides welcome relief from the south-facing sun at the front. The large outbuilding is tucked away at the side of garden (with a greenhouse alongside) and comprises a small garage, store room, and huge games room. There is access from both the front and rear gardens and direct access to the garden itself alongside the outbuilding.
