Description
THE PROPERTY
Tucked away in a fantastic hidden location alongside the famous Ford Farm Cheesemakers and close to the most popular and picturesque village of Litton Cheney, first glimpses of Parks Farm House are most impressive with its very attractive facade constructed of local stone under a pitched tiled roof.
On first entering this wonderful family home, there is a real sense of charm, space and light, with a large reception hall with a central fireplace and wood burning stove, wooden window seat, and exposed wooden beams. The property is believed to date back to the early 17th century, but is surprisingly not listed, and offers very flexible and immaculately presented family accommodation with a perfect juxtaposition of old and new.
Alongside the reception room is a perfectly proportioned sitting room with a pretty brick and wooden fireplace and wood burning stove. There are stunning views over the gardens and unspoilt countryside beyond. The family kitchen is most certainly worth a special mention, incorporating a number of attractive units, a two door Aga (cream), and a twin oven. There is also a large breakfast bar. This leads perfectly into the most incredible sitting/dining room which forms part of a very clever extension in 2021 using the local stone from the property's grounds. There is a central fireplace and wood burning stove, plenty of room for a large dining/breakfast table, and bi-fold doors opening out to the delightful gardens and paved terrace, ideal for al fresco dining. This room is quite simply 'as good as it gets' exemplifying modern living. To the other side of the kitchen is a cloakroom, a small garden room/office and a large boot/dog room.
The principal bedrooms are situated on the first floor, with five beautiful bedrooms including a fantastic master bedroom with an adjoining bathroom and dressing room. One of the guest bedrooms has a newly fitted shower room, and bedroom two has a fantastic wooden balcony with truly stunning views. There is also a bath/shower room alongside. There is also a huge loft which has potential to create further accommodation, subject to planning.
OLD APPLE STORE
Also worth a special mention is the superb one bedroomed cottage, which is currently being used as a very successful holiday rental, but would also be ideal for guests or elderly relatives. The property has a double bedroom and shower room on the ground floor, and a light and airy open plan sitting/dining room with kitchen area above, and double doors opening onto the balcony. Old Apple Store is accessed via its own gate with parking for two cars, and has a pretty walled garden.
GARDENS, GROUNDS & OUTBUILDINGS
The gardens are an absolute delight and have been lovingly nurtured and landscaped over the years, with a large lawned area, a true utopia for children and animals. There is also an ornamental pond, and a paved path leading up to the paddocks. At the far end of the garden there are a number of paddocks, ideal for animals/ponies, and two large barns 15ft x 8ft and 30ft x 8ft. The property is perfectly protected by its own garden and grounds, in approximately 5 acres. There is also a field shelter at the bottom of the garden which is also ideal for storing machinery.
Alongside the house is a wonderful orangery with electricity and tiled flooring, ideal for a number of uses including a separate dining area. Behind this building is another large field shelter, stables and a small orchard.
All in all, this is a truly fantastic property, with incredible outbuildings and a very good holding of land, in an idyllic yet very convenient location.
LOCATION
Parks Farm House is nestled in the heart of the Bride Valley in a secluded yet accessible location, just over a mile from the pretty village of Litton Cheney and surrounded by some of the finest countryside in Dorset, a designated Area of Outstanding Natural Beauty. Famous for its patchwork of pastures and rolling chalk valleys, woods and downland, this stunning area is host to a number of pretty villages mainly composed of traditional cottages of stone and thatch. Litton Cheney is only a short distance to the Jurassic Coast, a designated Unesco World Heritage Site, with spectacular coastal paths and many beautiful beaches.
The village has a nursery and junior school, a thriving community hall, a local pub (just 1.2 miles) and a youth hostel, and is within easy reach of both the County Town of Dorchester and Bridport. Both provide an excellent range of shops, schools, restaurants and supermarkets, with the County Hospital in Dorchester and smaller community hospital in Bridport. Dorchester has two main line railway stations to London Waterloo as well as the Conran-designed Brewery Square with its cinema, bars and restaurants. Both towns have thriving markets.
