THE PROPERTY
A charming semi-detached period brick and flint cottage believed to have been built as part of the Culford Estate by the Cornwallis family, very possibly during the ownership of the 2nd Marquess Cornwallis between 1774 and 1823 as the cottages are understood to be shown on a map dated 1823. The accommodation, which could now benefit from updating, leads from an entrance porch into the sitting room, with windows to the front and side and features an open fireplace with stone surround and a timber mantel shelf. The kitchen/breakfast room is fitted with a range of base and eye level units with rolltop worksurfaces with tiled splashbacks, a stainless-steel sink with a mixer tap over and space and plumbing for a cooker, fridge/freezer and a washing machine. There is also a wall mounted oil-fired boiler and the room enjoys windows to the side and rear and a ½ glazed door also to the rear, leads out to the workshop outbuilding and gardens. On the first floor there are two double bedrooms and a family bathroom. The owners have recently had a ‘pre-app’ meeting with the local authority planning department, who have indicated that they, subject to the content of the application, would look positively at an application to extend the cottage along the same lines as the attached property which has already been extended (plans available with the agents by request), giving a new owner significant further scope for improvement of the property and enlargement of the accommodation.
OUTSIDE
The grounds, extending to around 0.29 of an acre(sts), are accessed via a pedestrian gate through the hedged front boundary that leads to the garden and path leading to the front door. The mature gardens, laid to lawn, with shrub and flower beds and borders, fruit trees and fence enclosure, are mainly to the side, as can be seen on the plan attached, and there is a useful period workshop outbuilding attached to the neighbours outbuilding directly to the rear of the cottage, with the detached timber garage and kitchen garden accessed from the drive to the rear.
To access the parking to the rear of the property, take the shared access track on the right of the pair of cottages, which leads around to the private rear parking area and gardens.

Culford is a small village renowned for its independent school and lies just north of the historic cathedral town of Bury St Edmunds, which offers schooling in the public and private sectors, an excellent range of amenities and an extensive range of shopping and leisure facilities including gyms, swimming pools and golf clubs. The location offers easy access to the A14, A11(M11) and the railway station in Bury St Edmunds offers a link to mainline services to London Liverpool Street and Kings Cross.
