The Lugger, Portscatho, Cornwall. TR2

Description

Rarely do we see a stone fronted Lugger house with uninterrupted sea views over Gerrans Bay become available for sale on the open market, and so after approaching twenty years in the current ownership, we are delighted to offer for sale, this exquisite sea fronting cottage that is presented in lovely condition throughout.

This deceptive property offers what could form a two bedroom main cottage, by adding one stud wall and a doorway, as well as a second cottage/ annexe, located directly behind the main house, that is known as The Loft House.

From the main house and its sea fronted terrace, there are the most spectacular views over Gerrans Bay, looking across towards Portscatho village and its sandy beach, Porthcurnick beach and along the coastline to Nare Head and Gull Rock.

The annexe in our opinion, has the potential to form a self contained building if required, as it has its own access at the side of the main cottage and it has its own sun terrace located directly behind the annexe/ The Loft House.

The main cottage has a small entrance porch with glazed double entrance doors and a glazed main door to the cottage.

The ground floor accommodation has been opened up a number of years ago to make the most of the breathtaking sea and coastal views that can now be seen from every part of this beautiful space that forms the lounge/ dining room/ kitchen. The lounge area has a fabulous window bay that draws you in, with its mesmerising and close range water and beach views. There is an open fireplace with slate hearth and shelved recesses on either side, oak style flooring, space for lounge and dining furniture.

The kitchen area has a cream fronted selection of cupboards and drawers, built in wine rack and a woodblock worktop with window beyond. There is wall mounted shelving, a recessed larder cupboard, recess with a Rangemaster cooker with five ring electric hob, two ovens and grill. An opening leads to a recessed wash area with matching cupboard and wine rack with space for a dishwasher, woodblock worksurface and with an inset porcelain style one and a quarter bowl sink and drainer with chrome effect mixer tap. Tiled splashback with china and glassware shelving above. A glazed stable door with window on one side, open to the rear courtyard and there is a further glass block light feature on the other side. There is inset ceiling downlighters throughout this ground floor space and a staircase with understair storage cupboard, leads to the first floor.

The generous landing is currently used as an occasional bedroom but as previously described, could very easily in our opinion have a stud wall with door installed to provide a separate single bedroom, making use of the current velux style window and still giving separate access to the family bathroom. Built in linen cupboard.

The main bedroom has a lovely feel with its extra height ceiling, its generous space and it has the most magnificent and uninterrupted sea and coastal view through the sash window, over Gerrans Bay and looking across the beach to Portscatho village, along the coastline to Nare Head, Gull Rock and of the jetty wall and bobbing boats moored along side. The main bedroom has a recessed wardrobe.

The family bathroom has an up to date feel with its white suite of bath with fitted shower over and side shower screen, W/C with concealed cistern and wash hand basin with cupboards under, fitted worktop surround with fitted shelf and wall mounted mirror. Ladder style heated towel rail. Shaver point, inset ceiling downlighters, extractor fan, loft access and window to the rear elevation.

The Loft House

The Loft House forms an annexe that looks and feels like another cottage.

The Loft House has a glazed entrance door that leads to the entrance lobby with utility area that if required, has potential to redesign to form a kitchenette if the Loft House was being used as a self contained property. There is a window to the front elevation, Travertine flooring, wall to wall built in understairs cupboards, woodblock worksurface with space under for a fridge and freezer and with recessed shelving behind. The turning staircase leads to the first floor bedroom and a door from the entrance lobby leads to the ground floor shower room.

The ground floor shower room has been updated and fitted with a white suite and has Travertine tiled walls and flooring. There is a W/C with push button flush, pedestal wash hand basin with chrome effect mixer tap, illuminated wall mounted mirror and there is a large shower cubicle with overhead rain water shower head and a secondary wall mounted shower head. There are inset ceiling downlighters, a chrome effect heated towel rail and a window to the front elevation.

The first floor double bedroom is a large room with space for a king size bed, with fitted wall to wall wardrobes and has space for sitting room furniture if required. The bedroom is a beautiful room with its feature vaulted and painted panelled ceiling with exposed and painted ceiling beams. There are two windows to the front elevation, an obscure glazed side window and a door gives access to the Loft House's own rear sun terrace via a pathway.

There are two outside cupboards in the stone paved middle courtyard that is in between both properties, consisting of a utility cupboard with space and plumbing for a washing machine with a shelf over. The adjoining cupboard is the boiler house with the oil fired central heating boiler that serves the two buildings and has a shelf above. The neighbouring properties have access over the middle courtyard.

The Loft House sun terrace is paved, has exposed stone walls on one side, houses the oil tank for the central heating and has a metal staircase to the rear.

The front sea facing terrace has magnificent and close range sea views over Gerrans Bay as previously described and is a pleasurable place to sit and watch the swimmers, kayakers, fishing boats and sea craft coming and going. There is a raised stone patio area with space for table and chairs, with cornish stone garden walls on three sides with an entrance gate giving assess from The Lugger via the lovely old pebble pathway that leads to the front entrance.
