LOCATION

Eaton is a little countryside village on the edge of Retford. If your wanting somewhere with walks on your doorstep but just a drive away from the town centre amenities then this is for you. Close to the river Idle and Eaton also has a cheeky 'cake cupboard' that pops up most Sundays to grab a naughty treat.

Retford offers a wealth of shops, restaurants and bars as well as all your local super markets. The town is a historic market town where markets and the popular farmers markets still take place. The town also has a mainline train station offering direct links to London Kings Cross and Leeds.

The A1 is accessed at nearby Markham Moor and gives links to the regions major towns and cities. Lincoln is a short drive away and offers some lovely eating options as well as the Castle and Cathedral being popular tourist destinations. There are plenty of tourist destinations within a short drive including Sherwood Forest, Clumber Park, Sundown Adventure and Yorkshire Wildlife Park. If you are into sports then the town and surrounding areas offer a wealth of sporting opportunities for boys and girls of all ages including Football, Cricket, Rugby, Golf and Swimming.

Primary and Secondary schools are located a short distance away and you also have private schooling options with Ranby House and Worksop College.

DESCRIPTION

Sitting nestled in the heart of the village of Eaton, Holly Cottage sits on a corner plot and has been tastefully renovated and extends to create a stunning family home. Parking up on the extensive parking area suitable for at least 4 vehicles you have the original porch area with fitted seating ideal to take off those muddy boots.

Walking into one of the reception rooms, a lovely space to relax and enjoy a cosy winters film with the family. One of the benefits of this property is the options it gives you for the space provided. The current owners have the next room set up as the dining room complete with feature brick fireplace and wood burning stove. Again this flows so well leading from the kitchen and then the living room. Great to entertain then relax with family and friends.

The breakfast kitchen is complete with a corner set up for less formal family meals and the perfect spot for breakfast. Ample worktop space and storage space along with space for all your appliances. A door gives access to one of many patio areas. Moving through to the utility area - this is one of the spots the house could be sectioned to create a downstairs annexe. The utility has plumbing for your appliances and again ample space for further storage.

The downstairs shower room is ideal for those with a family, maybe mucky paws or the little ones need a wash down. This would again be ideal for those needing downstairs living. A stunning walk in shower complete with wash basin and WC. You have two potential bedrooms downstairs, one would be perfect for an office for those needing to work from home. The other is a great  double bedroom benefitting from an en suite shower room. My favourite room comes next and its the summer living room complete with by-folding doors. In the summer months it really allows the garden to come into the home. With ample space for sofas to relax and enjoy entertaining friends. Opening onto an extensive entertaining area its the perfect spot for summer BBQ's.

Upstairs we have the old part of the home which offers three good sized bedroom along with an absolutely stunning family bathroom. With a free standing bath, separate walk in shower with rain shower over, his and her wash basins its easy to see how much money has been spent on this home.

To finish we have the master bedroom suite which is the extension creating a huge room with his and hers wardrobe space and en suite shower room.

Outside the property just keeps on giving with multiple entertaining areas, a space for the kids climbing frame, lawns, a shed and my favourite spot the undercover entertaining area with the focal point being the in built stove. What a space to create a year round spot to relax with friends.
