Description

This bright one-bedroom apartment sits on the second floor of a red-brick building in Parkhaus, a mixed-use development on the edge of Hackney Downs Park. A palette of soft white paint, engineered oak and terrazzo has been gently employed. It has a private balcony overlooking the park, along with communal use of a swimming pool. Hackney Downs and Hackney Central Overground stations are within walking distance, as are some of east London’s best restaurants, cafés and bars.

The Tour

The building’s smart façade is detailed with running and soldier-bonded brickwork and punctuated by large windows. A shared entrance opens from Maple Path, a pedestrianised street lined with cafés and shops, to a communal hallway with stair and lift access to the upper floors.

This second-floor apartment begins with its open-plan living, kitchen and dining space. The room is bathed in light with large panes of glazing oriented to the south and the east. Engineered oak flooring is laid in a herringbone pattern, and the walls are washed in a gentle shade of white complemented by exposed brickwork. Underfloor heating runs throughout. A private balcony is accessed from the living area, with views over leafy Hackney Downs Park.

On one side is kitchen, with smart white units, a terrazzo marble countertop, with integrated Bosch appliances. A well-placed window looks out to the park's impressive run of mature plane trees.

A double bedroom and a large bathroom are to the left of the plan, both with tall windows. The bedroom has a built-in wardrobe for excellent storage.

The bathroom has terrazzo honed finish tiles running underfoot and vertically laid tiles on the walls. There is a bathtub with a rain-style shower overhead, and a sink on top of a limed oak cabinet.

Outdoor Space

From the living area, a glazed door leads to a private balcony with exposed brickwork and white railings. There are views over the pedestrianised street below and the stately plane trees that run around the periphery of the park.

Residents also have access to a communal rooftop terrace with an outdoor swimming pool and sun loungers - a delightful addition for summers in the city.

The Area

Maple Path is a pedestrianised, quiet street just across the road from Hackney Downs Park. Beneath the building is café Bean's, a recent opening that serves delicious plant-based fare.

The restorative leafiness of Hackney Downs Park is on the building's doorstep. Its green expanse is loved by dog walkers, amblers and runners alike; it also has tennis courts, basketball courts and a children’s play area.

Hackney Downs Studios is a few minutes’ walk from the apartment and is home to Tom’s Pasta and Deli, as well as bakery Brunswick East and yoga studio Om Being. The Star by Hackney Downs is a friendly pub and well-placed after a stroll around the park. Slightly further afield is Millfields Park, the iconic Hackney Marshes and gloriously rugged Walthamstow Marshes, which run alongside the River Lea and its footpath.

There are many popular restaurants in Clapton, including Mambow, UCHI, My Neighbours the Dumplings, and Lucky & Joy. Coffee shop Lodestar has gained a deservedly loyal following in recent years. 107 Wine Shop and Bar, and The Elderfield pub are also close by.

Chatsworth Road is within walking distance and has a lively gauntlet of independent shops, cafés and restaurants, including The Castle Cinema, Leo’s, specialist suppliers L’Epicerie 56, London Borough of Jam and The Hackney Draper. To the south are Hackney Picturehouse, London Fields and Broadway Market. Stoke Newington and Church Street are both easily reached.

Hackney Downs and Hackney Central stations are both a short walk away and run the Weaver and Mildmay lines respectively. There are also plenty of bus routes in the local area.

About The Modern House, London

St Alphege Hall Kings Bench Street London SE1 0QX
Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
