Description

Country Holmes are delighted to present for sale the characterful Manor Hall Cottage, a remarkable Grade II listed residence dating back to circa 1600. Rich in history, this enchanting home showcases original period features throughout, including exquisite stained glass mullion windows, vaulted ceilings, exposed beams, and stone-flagged floors—offering a rare opportunity to acquire and restore a truly unique family home.

The kitchen is brimming with rustic charm, featuring a cast iron Raeburn which powers both the heating and hot water, a traditional Belfast sink, original ceiling beams, and a terracotta tiled floor. A doorway leads to a practical utility area fitted with an electric oven and space for additional appliances.

The spacious lounge is a warm and inviting space, complete with beautiful stained glass mullion windows, a multi-fuel log burner set within an impressive inglenook fireplace with a original oak lintel, a built-in fireside seat to the left, and a candle nook to the right. A walk-in storage area provides added convenience and functionality.

Upstairs, a staircase leads to a generous landing enhanced by exposed beams and original stone steps. The bedrooms are accessed through ornate wooden door frames, adding to the period charm. The shower room is well-appointed with a walk-in shower, matching wash hand basin, and low-level WC. The master bedroom is a spacious double, featuring a doorway to a storage area offering potential for conversion into a walk-in wardrobe. The second bedroom is another well-sized double with beautiful stained glass mullion windows, while the third bedroom also offers ample space and built-in storage.

A spiral staircase leads to a magical fourth bedroom, distinguished by its vaulted ceiling and mullion windows. Adjoining this room is a separate space that would serve perfectly as a home office or quiet retreat.

The property benefits from two separate entrances and is set on a generous plot. There is cobbled off-road parking for several vehicles, along with two garages—one of which has been recently rebuilt—and a detached stone outhouse. To the front, a charming paved patio area provides an ideal spot for outdoor seating and entertaining, while the garden beyond offers a blank canvas bordered by a stone wall, mature shrubs, and trees.

Manor Hall Cottage is a rare gem that combines timeless period character with immense potential for sympathetic restoration—an ideal home for those seeking something truly special.

History to Manor Farm Cottage

In 1931 the single large house was divided into three cottages: numbers 1, 3 and 5.  They have been variously known as Woodley Manor, Woodley Hall and in the 20thC as Manor Farm.

The middle section – number 3 – was damaged by fire and rebuilt in the early 19thC.

Number 1 has stone mullioned windows on all three floors.  Some windows on the northern wall have been blocked, one of which – in the ground floor living room – was a fireside seat.  The house has previously been advertised (1991, when it was last sold) as having a wooden cruck frame.

The upper floors have some original doors, most clearly seen in the attic.
