Brooklands is a delightful Grade II listed family home packed full of character and charm and situated in a central and convenient location just a few hundred yards from the high street and close to the sea front and other of the towns local amenities. The current owner has carried out a lot of work and modernisation making this a wonderful home ready for immediate occupation. There are large panelled doors to both of the ground floor reception rooms and a door leading out on to the rear garden. The main living room measures an impressive 24ft x 12ft and has a window to the front. At the rear of the living room a door opens in to a separate shower room which has been modernised by the recent vendor. Across the hall, there is a light and airy, and very spacious open plan kitchen/diner. There is an attractive island unit, with an inset set, and a comprensive range of base level units, with space for a range master cooker and fridge freezer. There is ample space and the rear for a dining table and chairs.

On the lower ground floor there is a hallway which has a door to the front which leads out in to a covered area which has a path and external steps leading back up ground level at the front of the house. Within the hallway there is a large under stairs store area. The large utility room is a spacious 15ft x 11ft room. There is a gas fired boiler for the central heating and hot water. Within the room is a walk in larder and a door at the rear leads in to a further utility room which has fitted cupboards, plumbing for an automatic washing machine and a cupboard housing the hot water cylinder. There is direct access from this utility room on to the rear garden. Also on the lower ground floor there is a wine cellar with 12 wine bins all with a slate base. Adjacent to the wine cellar is a workshop/store room.

Back up on the first floor, there is a large full height window on the half landing allowing plenty of light to flood in. There is the main landing and also an inner landing which has a door and stairs leading up to the second floor. There are four bedrooms on the first floor with bedroom 2 enjoying open views to the rear across the gardens and town and bedroom 4 having a range of built in wardrobes to length of one wall. There is a family bathroom and a separate wc.

The second floor provides further bedrooms etc or alternatively could be utilised as additional living accommodation for different generations of the family. There is a large bright and airy landing with built in cupboards and a large double bedroom with an ensuite. Across the landing there is a further double bedroom that also benefits from an ensuite. There is also a good sized kitchen which has a range of fitted cupboards. There are pleasant and open views from the rear elevation of the second floor stretching across the town.


Outside, at the front of the house is a small paved front area with flower bed and attractive railings and the impressive entrance portico. A gate opens on to steps which lead down to the lower ground floor entrance. At the rear, immediately behind the house is a paved and gravelled sitting area with outside light and retractable awning, bay tree and Pampas grass. To the right hand side there are steps that lead down to a small lower ground floor court yard area at the rear of the utility room and which leads to an outhouse containing a wc.

The main part of the rear garden is very gently sloping away from the house and laid mainly to lawn with a variety of bushes mature trees and is walled on two sides. A path leads down through the garden to the lower area where a stream flows through the grounds. There is a pedestrian access gate out on to 'Scamps Yard'. Across the stream is a large off road parking area for approximately 4 cars accessed via double gates from 'Scamps Yard'. Adjacent to the gates is a useful open front store. From the back of the house to the lower rear boundary the garden measures 122ft long (37.2m)

Pass through the traffic lights at Church Street and at the mini roundabout take the left hand exit onto St. Brannocks Road. Continue along St. Brannocks Road for approximately 50 yards where number 7 will be found on the left hand side.
