Description

An extended three bedroom end of terrace bungalow with modern shower room, electric heating, double glazing and a generous sheltered sunny rear garden. Nearby resident's parking (unallocated). Excellent village location a relatively short walk from the convenience shop and Canteen cafe. Approximately 2 miles from Porthtowan surfing beach.

Why You'll Like It - This three bedroom detached bungalow style property occupies a surprisingly large garden plot having a sheltered sunny garden to the rear and the benefit of an additional store which would be ideal for bikes and surfboards etc. The property appears to have been extended and, being at the end of the terrace has additional space. Now in need of some updating, the bungalow will interest those looking for a project or perhaps first time buyers or investors. There does appear to have been a certain amount of modernisation including external cladding and UPVC double glazing along with a refitted shower room, however there are several obvious repairs required. To the front of the property there is a sunny front garden and the store has a concrete hard standing in front of it, and up and over garage style door. At the front door there is a storm porch and a UPVC double glazed front door opens to an inner porch before you step into a very large open plan living / dining room. The kitchen has a handy communication hatchway connecting it with the living space (and some properties on the development have been altered to make them completely open plan between the kitchen and the living room). There are three generous bedrooms in this home and the shower room has been refitted with a corner shower enclosure with electric shower and white contemporary style basin and modern close coupled WC. From one of the bedrooms there is a rear access door to the rear garden which spans across the rear of the property and wraps to the side, with side access and space for storage. The garden is mainly grass with an attractive undulating brick wall giving a really good degree of shelter from the breeze and making the garden an absolute sun trap. This popular development has communal parking and a network of paths leads to a hall for the use of residents and also to the village centre where there is a handy convenience shop and cafe. With attractive communal open spaces and gardens, and proximity to the coast, its easy to see why this is a desirable location.

Where It Is - The village of Mount Hawke is consistently popular and it's easy to see why. Close to the beaches and cliffs of the north coast and with good road links to Truro and the A30. The village has good amenities including village stores and primary school. The indoor skate and scooter park nearby is a hit with all ages in all weathers! A short walk from the property, 'Canteen' is a very well run cafe with an ever changing menu. Nearby Porthtowan Beach located approximately 2 miles away is the perfect place to watch the sun go down and has The Blue Bar and Unicorn Pub offering a warm welcome and lovely food. There's also a great beach cafe there and shops in the village too.

Agents Note - The Trenithick Mount Hawke Residents Association manages the communal garden areas with the costs being shared between the property owners. As of April 2025 this equates to £120 pa.

Services And Tenure - The property is freehold and has mains water, mains drainage and mains electricity.
