Description
Overview
On the ground floor, the entrance porch leads into the living room, a generous space having been combined with what was once the dining room. Underfloor heating runs throughout the space.Off the living room is the kitchen which has an integrated larder fridge and Neff oven/hob plus a space for a dishwasher. The kitchen in turn flows through to the conservatory extension which has an insulated fibreglass roof and provides a space for a dining table as well as access to the garden.
Upstairs are two bedrooms and the bathroom. The main bedroom has fitted wardrobes along one wall, a shower and a small en-suite with a loo and a sink while the other bedroom also has built in wardrobe space and an outlook over the garden. The bathroom is currently set up as a shower room. Upstairs again is the loft room. With a staircase off the landing it is ideal for use as easily accessible storage, a home office or hobby space, the two velux windows bringing in plenty of natural light.
Outside
The rear garden is low maintenance and perfect for those wanting to regularly entertain family and friends. An ideal space to enjoy throughout the summer, there is a fixed BBQ and a second kitchen within the outbuilding (a new roof was installed in 2024) that is ideal for prepping and storing food. There is plenty of opportunity to add plant life through pots and raised beds and a connection to the front of the house via the covered storage area alongside the house. At the front is a further low maintenance space which a car could be brought onto. There is also plenty of other parking available on the street.
Location
Wroughton Gardens is a quiet residential cul-de-sac in BS13. A short walk to the Imperial retail park and all of its amenities including a gym, large retail and supermarkets (Aldi and M&S) there is plenty nearby. Hengrove leisure centre, the South Bristol community hospital and a City of Bristol college are all close by while access to central Bristol is also straightforward with various buses linking directly to Temple Meads station and beyond or to Parson Street station for a short train ride to Temple Meads.
