Description
Situated in the middle of Rodmarton village, the house is accessed through large wooden electric gates into a private gravelled parking area. The house is generously laid-out to provide excellent entertaining space with the principal reception rooms being south-facing and approached off the reception hall. There are lovely aspects over the gardens from all the reception rooms. Each room has its own aesthetically pleasing elements which have been carefully thought through by the present owners. The house retains many of its original features including stone mullion windows, doorways, a fine staircase and a castellated bay window.
The main accommodation is in excess of 5,800 sq ft of living accommodation. A large reception hall leading to a drawing room, study, kitchen/breakfast room as well as the rear hall which leads to the dining room, utility, pantry and boiler room.
The impressive staircase leads to a wide landing with access to the principal bedroom and bedrooms two and three. There are also two further bedrooms and two bathrooms on this floor. A short flight of stairs lead to bedrooms six and seven with a shower room.
Coach House and gardens:
Adjacent to the drive there is a large coach house in which the current owners have created an excellent sitting room with underfloor heating, a log burner and a home office setup. A versatile space that has been beautifully designed. The coach house also features two bedrooms, a kitchen and a shower room making it fully self-sufficient secondary accommodation. The other half of the coach house has been left as garaging.
Situated to the south of the house and accessed from the kitchen/breakfast room, the formal gardens are beautifully presented and have been designed with meticulous attention to detail. Creating a number of compartments accommodating numerous specimen shrubs and trees, the gardens provide an interesting and relaxing environment further complimenting the house and its impressive principal rooms. A less formal area of open lawn lies to the east of the house and drive. The gardens and grounds are stocked with a wide variety of specimen trees and shrubs as well as beautifully stocked borders. Of particular note is the historic ice house.
