Description

THE PROPERTY.
West Wing comprises a substantial portion of an exceptionally handsome country residence which is tucked away in the heart of the village. This in turn sits amongst some of the county’s most picturesque countryside and there are some glorious walks close at hand over the fields and the nearby River Otter. The property itself forms the central portion of Buckerell House, a handsome Grade II Listed residence which was heavily remodelled in the 1840's in the Tudor style. It has many fine exterior features such as the ornate windows, barge boards and drip moulds and was certainly a house of great distinction in its day. Buckerell House was converted into four properties in the 1990's and West Wing is fortunate enough to include several of the principal rooms. These include the impressive galleried stair hall which is exceedingly elegant with its double height windows and part panelled walls, and the beautifully proportioned dining room with its arched windows, picture rails and ornate cornicing. The drawing room is also worthy of note and this offers a large brick inglenook fireplace with a wood burner and a ‘gothic’ window surround and seat which makes a delightful feature.

The beautiful sweeping staircase with runner rises to the first floor where there is a large principal bedroom with feature fireplace, a range of wardrobes and airing cupboard. There are a further two double bedrooms and a single bedroom, along with a well-appointed bath/shower room.

GARDENS & GROUNDS.
West Wing is approached through the impressive gateposts has a right of access over the driveway which swings around to the side of Buckerell House to the handsome front façade of West Wing. To the front of the property is a parking area and a private and well-enclosed lawned garden with a garden shed. The property also benefits from an attractive courtyard on the south side which takes advantage of all the day’s sunshine.

SITUATION.
West Wing is located in the heart of the pretty village of Buckerell which is in turn located in the wide Otter Valley amongst some of the county’s most picturesque countryside. It is conveniently located, being only about 4 miles from the busy market town of Honiton and on the outskirts of the town is the Heathfield Industrial Estate which offers a range supermarkets. Honiton is well known as an antique and book centre, as well as having the usual multiples such as Smiths, Boots and Tesco. There are a number of independent shops, restaurants, schools and sporting facilities including sports centre/swimming pool, golf club, and a rail link on the Exeter to Waterloo line.

Honiton has excellent communication facilities, with a dual carriageway to the Cathedral City of Exeter, the County Town, some 18 miles to the west. Exeter has excellent shopping and sporting facilities, theatres, main line express rail link to London Paddington, M5 access and international airport. The coast at Sidmouth, East Devon’s premier coastal resort, is approximately 10 miles to the south and lies on the World Heritage Jurassic Coastline. The coastal towns of Lyme Regis, Seaton and Sidmouth are all within about half an hour’s drive.

DIRECTIONS.
From Honiton, proceed in a westerly direction turning left into Heathpark and following the signs to Buckerell and Weston. Carry on past the Otter Inn and turn first left. Proceed along this lane for approximately 1 mile and into the village where the driveway to Buckerell House will be found on your right hand side. Drive through the pillared entranceway following the driveway around to the left where you will find the parking for West Wing.
