Description
A rare and exceptional property awaits on the distinguished High Street of the highly desirable village of Thorpe-Le-Soken. This four bedroom remarkable property comprises an expansive detached building of approximately 1,800 sq ft, once a butcher's shop and more recently a charming tearoom. Complementing this are two additional structures on the site, collectively spanning 1,300 sq ft. Among them is a quaint single-storey building, formerly an antiques store, alongside a delightful two-storey cottage that presents an ideal opportunity for an Airbnb or commercial enterprise. This ensemble of properties presents endless possibilities for the discerning buyer.
SELLER'S INSIGHT From the moment we first stepped into Suffolk House, we knew it was home. The charm, heritage, and sense of history captured us instantly and over the years, we've poured love and care into preserving that character while gently introducing the comforts of modern living.
We've thoughtfully upgraded the kitchen to reflect the home's timeless comfort, modernised the bathrooms, and designed an extension to create our dream master suite complete with a generous ensuite that we had always envisioned as part of our 'forever home.' Every decision has been about creating a warm, welcoming family space that feels both classic and contemporary.
Thorpe-le-Soken has been the perfect setting. With four friendly pubs, two restaurants, a doctor's surgery, a mainline train station, and even a Tesco Extra all within walking distance, we've never felt short of convenience or community. The independent shops and eateries bring the village to life, and there's always been something to tempt us out for dinner or a stroll.
Though London is just 70 minutes by train and Colchester a short 15-minute drive away, it's the rural calm that we've cherished most. Whether it's morning walks across the surrounding fields or spontaneous trips to Frinton beach (just seven minutes away) to watch the sunrise while the dogs chase the surf, this place offers the best of both worlds.
Our boys have thrived at the outstanding Tendring Primary (just in the next village) and Tendring Technology College, which is just a short walk away, and the village's strong community spirit has supported their growth, whether through academic pursuits or local sports clubs.
As a large family, we've truly appreciated the flexibility and space that Suffolk House provides. The detached cottage offered the perfect sanctuary for our eldest child, while the barn has been our playground, home to a private bar and party room that's hosted many memorable evenings. My wife's successful business operates from another part of the barn, and we still have space for a fully equipped home gym.
We've kept the outdoor space practical, with a shingled garden that accommodates considerable off-road parking. That said, the grounds have huge potential, and we always intended to landscape it into a private lawned garden once the children had moved on.
Now, as our family enters its next chapter, we feel it's time for Suffolk House to begin a new one too. It has given us so much joy, and we hope it brings the same warmth, opportunity, and memories to whoever is lucky enough to call it home next.
STEP INSIDE As you step through the entrance, you're greeted by a graceful reception room featuring a brick-built open fireplace and inbuilt bookshelves and cupboards. The room is cosy and filled with light. Adjacent lies a snug offering a comfortable retreat for intimate gatherings. This opens into the expansive lounge with a fireplace and wood-burning stove, promising comfort and style, and seamlessly flows into a private study area, perfect for working from home or studying.
The dining room, equipped with a fireplace and gas powered multifuel effect stove, leads into the generously appointed and recently refurbished kitchen, complemented by a dining space that effortlessly caters to entertaining. With bifold doors opening into the garden, you can enjoy the perfect indoor/outdoor experience. Beyond these living areas, a utility room and discreetly placed cloakroom add convenience.
Ascending to the upper floor leads you to four bedrooms and a family bathroom. The principal bedroom, with its pitched ceiling, exposed beams, and brick-built fireplace with a gas powered multifuel effect stove, is cosy and secluded. The en-suite bathroom features a separate bath and a large walk-in shower.
STEP OUTSIDE At the rear, an inviting free-standing structure provides further versatility, making it ideal for a secluded office or creative studio, with potential to be a commercial venture or Airbnb. In addition, the property features a gym, treatment room, and entertainment room.
LOCATION Thorpe-Le-Soken stands out as a prime location, seamlessly combining the charm of village life with convenient access to excellent amenities and robust transport connections via road and rail. The village features a Tesco Express store, an array of pubs and eateries offering diverse dining options, along with a primary school, pharmacy, and doctor's surgery. Surrounded by picturesque countryside ideal for delightful walks, it is situated less than five miles, about a 10-minute drive, from the unspoiled coast of Frinton-on-Sea. Additionally, Thorpe-Le-Soken train station, located within a mile, offers services to London Liverpool Street in approximately 1 hour and 30 minutes.
