Description

Description

The property comprises two principal buildings, mainly a traditional Victorian style Church which has been substantially extended to the rear. Adjacent and attached is a two-storey modern building under a pitched and tiled roof. The Church building is over ground and mezzanine levels with split level ground floor to the rear giving access to the extended building.

Location

Dunfermline is located within Fife, approximately five miles from the northern shore of the Firth of Forth, on the route of major road and rail crossings across the Firth to Edinburgh and the south.

Today Dunfermline has effectively become a dormitory town for Edinburgh with its economy largely reliant on financial and service sector jobs. It is also one of the most popular shopping destinations in Fife and has the second largest retail provision in the region.

Collective sits centrally within Bruce Street, a secondary retailing street perpendicular to Dunfermline's High Street, between the junctions of Glen Bridge and Bridge Street.

Dunfermline is served by the A907 which links the M90 and A92 to the east of the town at Halbeath Interchange. This connects the town to Perth to the north, Edinburgh to the south and Kirkcaldy to the west.

Internal Details

Collective was aptly named as it provided a collection of licensed venues, principally being a bar, nightclub, restaurant and rooms.

The accommodation can be summarised as follows:

Ground/Mezzanine - Church

Bar/Nightclub
Located over split level ground floor with mezzanine function/VIP bars, central cloakroom, male, female and disabled toilets. Well fitted throughout with combined nightclub and bar capacity of 950.

Restaurant
The restaurant can double as a function room with a capacity for 120. Well fitted out restaurant with service bar, male, female and disabled WC's as well as the principal kitchen (which can also serve the bar) with cold storage, additional storage areas and laundry room.

Fixtures & Fittings

We understand that the majority of trade fixtures and fittings are free from loan or hire purchase agreements however, this will be substantiated at the time of sale via a comprehensive inventory.

Letting Accommodation

On entering the building is the reception area. The hotel offers a total of 17 letting bedrooms, one of which is a disabled room on the ground floor whilst there are 16 letting bedrooms on the first floor level.

Configuration is as follows: two king sized rooms, six double, eight twin and one single.

External Details

There are limited external areas however, there is a balcony area to the rear with a seating area to the front.

The Opportunity

Collective and rooms traded as a bar and nightclub augmented by a restaurant to the rear and the letting bedrooms. It had a wide and varied clientele. Bar/Club 20-40's, restaurant facilities and accommodation business Monday to Thursday and tourists at weekends.

Now closed the property has been placed for sale ideally to be sold in it's entirety on a freehold basis, however, there is the possibility that the property could be split offering the letting bedrooms and potentially the restaurant as one entity and the bar and nightclub as another.

Additionally, our clients may consider a leasing option on the same basis as mentioned above.

Tenure

Collective has been placed on the market at offers in region of £1,250,000 for the benefit of the Freehold.

Business Rates

The Rateable Value is £62,250 with effect from 1 April 2023. These Rates are currently under appeal.

Confirmation of actual business rates payable should be obtained from the Local Authority.

Regulatory

We understand that the property benefits from a Premises Licence under the 2005 Act with a maximum capacity of 1,320 patrons.
