The property is offered for sale as a whole or in up to three lots.

The property is designated as Ancient and Semi-Natural woodland, comprising a diverse mix of broadleaf species including. The woodland is interspersed with open glades and regenerating understory providing a fine variety of flora and fauna. It offers significant opportunities for nature conservation, quiet enjoyment and long-term stewardship.

The woodland benefits from extensive private frontage onto Lake Windermere, measuring approximately 614m in all, providing direct access to the Lake (subject to necessary consents) and unspoilt panoramic views.

In January 2020, following submission of a Prior Approval application, planning consent was granted for the erection of a storage building (for forestry purposes) on the property, measuring 18.3m x 9.2m. Directions
From Junction 36 of the M6 motorway, head northwest along the A590, after 3.5 miles turn off to the left, following signposts for Barrow, Milnthorpe. Continue west along the A590. At Lindale Roundabout take the second exit and continue for approximately 5.7 miles. At the roundabout take the second exit onto the A592. Continue for 1.6 miles and the woodland will be located on the left and demarked by the selling agent’s board.

Location
Situated on the east bank of Lake Windermere, the Woodland is located to the immediate west of the A592. Approximately 5.5 miles south of Bowness-on-Windermere and 1.5 miles northeast of Newby Bridge. Junction 36 lies just 10 miles to the east, providing excellent transport connections.
