The nearby village of Erwood has the benefit of a Public House & Restaurant with the village of Llyswen (approximately 6½ miles) offering good basic amenities in the form of two public houses, a primary school, village shop and filling station.
More comprehensive facilities can be found in the market towns of Builth Wells and Brecon where there is a choice of supermarkets, convenience stores and general amenities.
Both local towns are popular tourist destinations with Builth Wells being the home of the Royal Welsh Showground which hosts a variety of shows and events throughout the year and Brecon which is famous for its annual Jazz festival.
The towns both have a leisure centre complex, theatre and cinema, public houses and medical practices.
Bedwhir is found just outside the Brecon Beacons National Park offering a variety of leisure activities on the doorstep.
Accommodation - Entering the property through the front door there is a sitting room immediately on the left-hand side, windows to three aspects and a large stone inglenook fireplace with a recently fitted wood-burning stove.
Walking through from the hallway into the kitchen there are free-standing kitchen units, the original bread oven which is now a characterful feature, an oil-fired Rayburn and a larder with ample shelving and a light.
The accommodation leads on into an open dining/living area which is glazed on two sides with doors out into the garden. This is a beautifully light and airy space which takes full advantage of the stunning views.
From the living area a door leads to the rear utility room with plumbing for a washing machine, a sink and a skylight. In this area there is also a separate downstairs shower room with close-coupled W.C., shower and a wash-hand basin. There is also access to a useful boot room with a door to the outside.
To the rear of the house there is a further room currently used as an office although this could easily be utilised as a downstairs bedroom with views out over the garden. The whole of the ground floor is polished concrete and benefits from underfloor heating throughout.
From the hallway, a staircase leads to the first-floor landing giving access to two double bedrooms, one of which has a full-length window overlooking the delightful views, with both rooms offering vaulted ceilings and immense character.
There is also a family bathroom with W.C., wash-hand basin and a free-standing bath.
Outside - The property is approached along a private driveway over which the owner of Bedwhir has a right of way providing access to the property. To the front of the cottage there is ample parking and space to turn.
The property sits centrally within the garden area. To the northern side there is a productive vegetable garden with raised beds, and the main cottage garden has a variety of trees and shrubs with a further fence leading down to an area kept for natural wildlife which boundaries the field.
From the driveway there is an access way leading to the land as indicated on the attached plan with a gently sloping
southerly aspect and a pond can be found to the north of the main paddock.
There are outbuildings to either side of the house with the building, to the south, also having a lean-to area (6m x 3.13m). There is also a second lean-to, currently used as a wood and fuel store (9.41m x 4.66m) with a hardcore floor, power sockets and lighting. Both lean-to areas are open-fronted.
