Description

A beautifully presented one bedroom apartment set on the ground floor of a modern low-rise development, benefiting from its own private entrance and measuring approximately 581 sqft.

The property offers a generously sized open plan reception and kitchen area, recently upgraded to a high standard and ideal for both relaxing and entertaining. The spacious double bedroom provides ample room and built-in storage, while a separate utility room offers excellent additional storage and practicality. The bathroom is well-appointed and easily accessed from the main living areas.

Perfectly positioned for access to Southgate Road, the Regent’s Canal, and Rosemary Gardens, the apartment is also within easy reach of the vibrant neighbourhoods of Islington, Hoxton and Shoreditch, offering an eclectic mix of restaurants, cafes, bars, and boutique shops. Excellent transport links include Haggerston Overground, Old Street Underground (Northern Line), Essex Road (National Rail) and Highbury & Islington (Victoria Line & National Rail). The green open spaces of Rosemary Gardens and Shoreditch Park are just moments away, as are scenic canal-side walks and the much-loved De Beauvoir Deli.

A few words from the owner:

What do you love most about your home?

Being opposite Rosemary Gardens has always made us feel like we have our own personal garden to use whenever we like, and the tennis courts and ping pong tables are always being used (including by us) which makes the area feel very lively and quite special having an active community so close to us. De Beauvoir is such a beautiful part of London and coming home has and still does bring us so much joy. We love the bright, open plan space in our flat, and particularly love our modern and bright kitchen which we renovated ourselves with very high-quality appliances (a must when one of us is a food writer!). We love the spacious bedroom with plenty of storage and the very generous bathroom, but probably the key feature of this flat is the utility room to store extra appliances and kitchenware’s (guilty), and to house the washing machine. This flat is street level with its own front door, and has always felt very safe to live in and the neighbours are kind and generous so we could not have asked for a better first property to have owned.

Why are you selling?

As much as we would have loved to keep this flat, the only reason we are selling is because we want to upgrade to a bigger place with a second bedroom to give us more space for our family to grow.

What do you love about the area?

Not just for the young and vibrant community that lives on our doorstep, but the wonderful pubs, cafes, bars and deli’s just around the corner. Every Sunday we grab a hot drink and the paper from our local De Beauvoir Wholefoods, and pop across the road to The De Beauvoir Deli to pick up a Dusty Knuckle sourdough loaf. We’ll regularly visit The Baring on a Friday at lunch to make the most of their epic £12 lunches, and we love nothing more than enjoying a pint on the street, catching the last sun rays of the day out the front of The Rosemary Branch. There’s also Goodbye Horses and Hectors nearby for excellent wine bar vibes. We are spoilt for great coffee and pastry options, with Day Trip and Batch Baby minutes away, as well as Quince bakery, Popham’s and Sourdough Sophia all within a 10-minute walk. It is very well connected, with buses taking you straight to Highbury & Islington, China Town, Waterloo and London Bridge. And the most recent addition to the area is The Dreamery, a beautiful ice cream and wine bar parlour that makes incredible ice creams – perfect to takeaway and sit in Rosemary Gardens or Shoreditch Park.
