Originally a shepherd’s bothy belonging to Innerwick Estate, Easter Camusvrachan is now a comfortable and characterful two bedroom cottage enjoying sensational views from the privacy of its own grounds.

The cottage has been in the ownership of one family for more than 40 years, during which time it has been extended and modernised. The interior is homely, practical and comfortable . At the centre of the house is the sitting room; with its open fire and a bay window capturing a mesmerising view of Ben Lawers. Southerly light streams into the sitting room as well as the two double bedrooms that are also situated at the front of the house. These three rooms make up the original old stone bothy. Double doors from the sitting room open to the dining room which was a later addition and in turn links to the kitchen. At the back of the house there are two bathrooms, a separate WC and a utility room. The layout works perfectly and with each bedroom having its own recently refurbished bathroom, the house is extremely comfortable.

Guest bothy and outbuildings
The guest bothy has been formed within the old stone outbuildings at Easter Camusvrachan and is ideal for overflow accommodation. It has two bedrooms and a bathroom with shower plus WC. Garden and wood stores are attached to either side of the guest bothy.

Garden and grounds
Easter Camusvrachan is set in 7.5 acres which include a grassy wildflower garden with mown paths, a tumbling burn, some hillside, mature woodland, a 2 acre field and a pretty terrace to the front of the house. The cottage is very private being well set back from the road at the end of a short private driveway. There is lots of room to park and turn in a recently landscaped gravelled parking area beside the house. Most of the ground at Easter Camusvrachan is deer fenced.

Location

Easter Camusvrachan is situated in Glen Lyon; widely celebrated as one of the most picturesque glens in Scotland. The house is approached by a single track road which follows the course of the River Lyon to its source at Loch Lyon. Fertile fields on the valley floor are met by impressive hills that rise up steeply on either side of the Glen. The autumn colour in Glen Lyon is legendary and the scenery is spectacular at all times of year.

There is a local shop and tea room about 2 miles further up the glen at Bridge of Balgie. Aberfeldy (16 miles) has most essential services as well as some lovely independent shops, galleries, cafés and restaurants. The town’s Birks Cinema hosts events and screenings and there is primary and secondary schooling at Breadalbane Academy. Pitlochry (31 miles) has a Festival Theatre and a train station with direct services to London, Perth, Edinburgh and Inverness. Edinburgh Airport is 83 miles away.

Glen Lyon is loved by outdoor sports and wildlife enthusiasts. Ben Lawers and Schiehallion are two nearby local munros and in addition to hill walking there are plenty of opportunities for cycling, golf, fishing, stalking and watersports in the area. Killin, Kenmore and lochs Tay, Tummel and Rannoch are all within about 30 miles of Easter Camusvrachan.
