Description

Renovated and extended home in exceptional location.

Description

Old Grove Farm is a property where the name is a little misleading. Whilst once a period farmhouse, the property has now been transformed following a significant programme of renovation and extension by the current owners. It is effectively new build living in a incredible rural setting, with about 4.5 acres of land located at the end of a long drive, surrounded by farmland, it is an idyllically private setting.

The transformation was extensive. Works included a complete overhaul of the existing house, whilst retaining period detail and character, and significant extensions to the west and south to create a house fit for modern day living. Everything from plumbing, electrics and app controlled heating, to new windows and roof, this is a house that allows the next owner to simply move in and enjoy.

At the heart of it all is an exceptional open plan living space filled with natural light thanks to floor to ceiling glazing and vaulted ceilings with large velux windows. The area hosts a stylish and bespoke kitchen, with large island unit with breakfast bar and integral appliances, a dining area, and a sitting area, all of which have fine views over the land. It is brilliant space that absorbs day to day life, to entertain in or to simply relax, it’s a calming space. A wide opening leads into another spacious open plan area, double height with galleried landing above. This room evolves with life, currently a music area with grand piano and a sitting area. Off this is a cosy snug, complete with clear view woodburner. Elsewhere on the ground floor a clever use of space created what is effectively a second kitchen, tucked away behind the main kitchen, to provide preparation areas and to be able to hide away ‘stuff’ when entertaining. A useful study is beyond this, and there is a utility room, essential for rural living.

The extension of the house created an amazing principal bedroom suite. The bedroom is a lovely space with vaulted ceiling and tall windows looking out over the land and countryside, with a large en suite with walk in shower and contemporary bath, and a walk in wardrobe. This end of the house includes the fourth bedroom, making it useable as an expansive dressing room for the main bedroom, a well located nursery room or simply a bedroom. At the other end of the galleried landing are two further double bedrooms, both with vaulted ceilings the expose the original beams. These rooms are served by a shower room and a bathroom, giving the house a good balance of bedrooms to bathrooms. A first floor plant room is excellent drying space and storage.

Within the house, on the ground floor, is a self-contained annexe. Comprising its own entrance, a fitted kitchen and dining area, a shower room and a spacious bedroom, it is a charming asset to the house as somewhere for elderly relatives, or bringing in an income as an Airbnb.

Outside
On arrival, it is soon apparent that you are disappearing into your own oasis, with a long drive off a country lane, leading through countryside and down to the farm. You are greeted by plenty of gravelled parking that adjoins the house and the garage.

The gardens of Old Grove Farm have been created for ease of maintenance and living, whilst also providing a relatively blank canvas for someone to fulfil their horticultural vision. To the west of the house, perfectly positioned for views over the land and countryside and to take in the sunset, is a large terrace running the length of the house. The terrace is ideally orientated for outside dining, relaxing and entertaining, open to afternoon and evening sun with a wonderfully open aspect onto a vast expanse of lawn. These lawns sweep away to the paddocks and to a charming kitchen garden, with raised beds and paved paths in between, and complete with a greenhouse on a brick plinth. Beside the kitchen garden is a an orchard.

There are two large post and rail paddocks, with rides to the outside and field stables and hay store. There is plenty of space to create further equine facilities if required.

An impressive garage building was created, of traditional brick with a pantile roof. The building comprises vehicle storage with electric doors, with cabinetry for storage, and striking LED ceiling lights, a workshop with WC and sink, and a open fronted machinery store. A studio space above has velux windows, and could be used in many ways.

Location

The house is located in unspoilt countryside, the south of the rural village of Stibbard and ideally located to enjoy the best of Norfolk and within easy reach of the North Norfolk coastline and the Georgian town of Holt. Despite the secluded setting, the access is quick to the Fakenham to Norwich road for convenience. The village itself has a primary school, and a public house, with other public houses locally and farm shops including Algy's to the east at Bintree.

Local amenities are provided via the prominent market towns of Fakenham and Holt. The latter is justifiably famous for its excellent range of independent shopping, café culture and restaurants including the Michelin starred ‘Meadowsweet’, Byfords, Bakers and Larners, together with an array of antique shops and art galleries. The town has a GP surgery and leisure facilities, and private education at Gresham’s which runs from pre-prep through to senior education. Beeston Hall prep school is further along the coastline, and good local primary schools are within reach.

The house is about 7 miles from Walsingham, with a thriving farm shop, primary school, shops and public houses and the North Norfolk coast is about 10 miles away, with its plethora of restaurants, public houses, excellent sailing, bird watching and network of coastal paths. A National Hunt racecourse and 9-hole golf course can be found at the market town of Fakenham (4 miles).
