A deceptively large and well proportioned detached bungalow in a quiet corner of the village, Littlefield was originally built in the 1970’s and has been much altered and extended over the years, although it has remained largely unaltered since it was bought by our clients in 2014. The simply but neatly presented accommodation extends to over 2,500 sq/ft and the convenient layout means Littlefield could work easily as well as a family home as it does a bungalow for comfortable retirement. Starting from the large entrance hall the accommodation comprises two generous reception rooms at one end; a sitting room with sliding doors to the garden and a dining room opening into the garden room, a large family kitchen/breakfast in the middle, and at the other end three double bedrooms and two bathrooms. The main bedroom is particularly impressive with a separate dressing room and a shower room. A morning conservatory, cloak room and utility room complete the accommodation, and the utility room opens directly into a large triple garage which has two electric up and over doors. While the property has obviously been well maintained and is in good decorative order, it would now benefit from some very simple cosmetic updating and perhaps a new kitchen. The porperty is discreetly situated down a quiet no through lane on the edge of Okeford Fitzpaine, a popular and thriving village surrounded by some of the prettiest countryside in this part of Dorset. The village has a shop, café and post office, a pub (The Royal Oak) and an active Church and village hall. Nearby Sturminster Newton offers more everyday shops and services including a Co-Op minimarket, the renowned Harts of Stur hardware/kitchen and outdoor store, a medical centre and the Exchange a popular local venue. For a wider range of amenities, it is only a short drive into Blandford Forum with its attractive Georgian market square, M&S food hall, Tesco and Lidl superstores, and in the other direction Sherborne has pretty shopping streets and Waitrose. Gillingham is the nearest station (London Waterloo just over 2 hours) and the A303 is about 17 miles to the north bringing London within reasonable driving distance via the A303/M3. There are plenty of opportunities for sport and recreation in the area with good walking, cycling and riding in the countryside around the village, and the coast at Poole Harbour, Studland Bay and along Dorset’s renowned Jurassic Coast being under an hour’s drive to the south. This part of Dorset has also become well known for its highly rated schools and as well as good local primary and state secondary schools, independent schools nearby include Bryanston, Milton Abbey, Clayesmore, Sherborne, and Hanford, Sandroyd, and Port Regis prep schools.
