Description

Clarendon House is a fine, dressed stone Georgian townhouse with later additions in the desirable village of Kineton. Set over three floors, the house benefits from three reception rooms and six bedrooms, as well as a walled garden.

Entering through the front door, we arrive in a wide high ceilinged entrance hall with elegant Georgian staircase. To our right, the first well-proportioned reception room with its original features, including a Georgian fireplace and bay window. On the left of the entrance hall, the second reception room, also with feature fireplace and bay window, is a mirror image of the first reception with its own individual charm. Passing under the staircase, the vaulted cellar is downstairs to the left. Straight ahead a door to the garden and to our left the downstairs WC. The rear wing of the house contains the dining room (reception room 3) and leads on to the fitted kitchen with its wood-fired range that also powers the radiators for the rear wing and bedrooms. The back staircase can be found in the kitchen and provides access to the bedrooms and shower room above. Beyond the kitchen, a large store room that could be converted extend the kitchen. Doors lead out from the kitchen on to the walled garden.

Returning to the elegant Georgian staircase in the entrance hall, on the first floor, two large double bedrooms which are positioned above the front reception rooms, and a family bathroom to the rear. The original stairs continue to the second floor under the eaves where there are two further large bedrooms with dormer windows. These rooms, like the rest of the house, are generously proportioned and light.

A further two bedrooms and a bathroom can be found above the kitchen and dining room and store, with secondary access via the back staircase from the kitchen.

There is off street parking to the side and a walled garden, well screened by attractive mature planting on the boundaries. There are multiple seating and entertaining areas.

Kineton is a desirable town with attractive architecture, GP surgery, schools, shops and restaurants and easy access to the M40. Fast access to the Fosseway means just a short drive to the Cotswolds, Stratford-Upon-Avon and Warwick.
