Description
A beautifully presented two-bedroom raised ground floor apartment, set within an elegant Georgian conversion at the corner of St Paul’s Place and St Paul’s Road.
Rich in period charm, the property features high ceilings, large sash windows, and an abundance of natural light throughout. At its heart is a spacious and welcoming reception room, ideal for both relaxing and entertaining. The apartment comprises two well-proportioned double bedrooms, a sleek modern kitchen with views over the maintained communal garden, and a stylish family bathroom.
Recent upgrades include enhanced lighting, a new fuse board, a contemporary bathroom and kitchen, and thoughtfully designed built-in storage. The property also enjoys access to a beautifully kept shared garden, used by just two other apartments within the building.
Some words from the owner:
What do you love most about your home?
What we’ve loved most about this home is its wonderful sense of space and light — the high ceilings and generous, airy rooms give it a calm, uplifting feel throughout the day. The large, beautiful windows flood the house with sunlight, making every corner feel bright and welcoming. The expansive living room has been perfect for hosting everything from cosy dinners to lively late-night gatherings. Out back, the little wilderness garden has been our favourite retreat on warm summer evenings. We’ve also really appreciated the smart, attractive storage throughout the house — and especially the big built-in shelves beside the fireplace, which we loved filling with colourful books, records, and our favourite little treasures when we first moved in.
Why are you selling?
We’re expecting our first baby so are looking for a bigger, family home a little further out of the city.
What do you love about the area?
We’ve loved living in this area for so many reasons. It’s brilliantly connected — with the Victoria Line nearby, you can be in Soho in under 25 minutes. You’re also close to Dalston for a great night out and Upper Street for some of the best restaurants in North London. But what really makes it special is its location right on the edge of Newington Green — a bit of a hidden gem that, in our opinion, is the best spot in the city. It’s retained a sense of secrecy and charm — even on weekends, it feels like it belongs to the locals. There’s a brilliant cheese shop with the most indulgent selection of cheeses, honeys and chutneys; a beautifully curated butcher and an inviting fishmonger that doubles as a wine and oyster bar; and a fruit and veg shop where you can find just about every fresh ingredient imaginable. We’ll miss afternoons at The Alma pub, filled with movie memorabilia, Friday night open mic sessions and Saturday discos. There are several cosy wine bars, standout restaurants like Jolene and Perilla, and a hidden bakery, Bel Époque, which makes (hands down) the best almond and chocolate croissants in all of London. And just across from the green, you’ll find the Mildmay Club — if you know, you know. For a quick escape into greenery, there’s even a secret little park just 30 seconds away, tucked behind St Paul’s Place, called The Shrubbery — perfect for a lunchtime dog walk when Clissold Park feels a bit too far.
