SETTING THE SCENE

At the head of the Mylor Creek, the village of Mylor Bridge is a thriving community and has retained a wide range of amenities including doctors surgery, primary school, newsagents and Post Office, well stocked village stores, butchers, and The Lemon Arms public house in the very heart of the village.

Down the creek where it meets the sailing waters of the Carrick Roads, Mylor Yacht Harbour is home to a superb marina with pontoon berths, deep water moorings, cafe-restaurants, two sailing clubs, sailing schools and superb boatyard facilities.

There is a wonderful walk down Mylor creek and around the shoreline of the Fal estuary to the village of Flushing from where a passenger ferry service operates to the busy harbour and university town of Falmouth across the water.

Mylor is also within 10 miles drive of the cathedral city of Truro, with its theatre, high street shops, restaurants, private schools and mainline railway station.

The dual-aspect drawing room features sash windows and a wood-burning stove while on the opposite side of the hall, the family kitchen-dining room includes a four-oven AGA, granite and timber worktops, and a picture sash window with garden views, with a pantry kitchen with butler's sink to the rear. The grounds extend to approximately 1.7 acres, combining lawned gardens and two sun terraces with a fenced paddock above beside the private drive. There are some glimpses of Mylor Creek from the grounds and a separate orchard garden at the top of plot above the outbuildings.

There are two useful outbuildings above the cottage - a timber-clad double garage with an adjoining studio/office (complete with en suite shower/wc), plus a further detached outbuilding for additional garaging and workshop/stores.
