1 Elm Cottages is a truly charming, end-terraced cottage, perfect for anyone looking for an idyllic country home in a well-served village near Bath.

Dating back, we understand, to around 1840, and located in the old part of the village, this home is nestled on The Square alongside other attractive stone cottages.  In former times, this was the bustling heart of the village, with shops, such as the old Post Office, and cottages for farm workers and miners, sitting next to grander homes, such as the Old Rectory.

This lovely cottage has been sympathetically modernised to create a comfortable home, whilst retaining many character features reflecting its long history. The property is offered no onward chain.

Behind an old stone wall and approached through a wooden gate, a pathway leads you through a cottage-style front garden, which is full of flowers, to the front door. The scent of lavender hangs in the air alongside the buzz of bees collecting pollen. You enter the cottage via an oak door with a multi-pane, double-glazed window, which takes you into a hallway, where there is space to hang coats and store shoes. A traditional solid oak door opens to reveal the Living Room, where you will find painted ceiling beams and an open fire with a stone surround and a timber mantel.  There is plenty of room for a sofa and chairs, with a window overlooking the front garden. To the side is the Kitchen/Dining Room, this bright room is beautifully presented with a cream-coloured kitchen, and all the appliances you will need. The oak-effect luxury vinyl tile floor continues into the Dining Area where you can sit around the table. Two large cupboards provide space for day-to-day storage and to hide away the washing machine and dryer.

Stairs from the living room ascend to the first-floor landing, where you have access to all of the rooms on the first floor and a hatch to the loft space.

The comfortable Main Bedroom is painted in soft white tones and has painted wooden roof trusses. There’s space for a king-size bed, plus a fitted cupboard and your own furniture. Across the landing is the second bedroom, currently set up with a single bed and benefiting from of a triple-door, built-in wardrobe. This versatile room could be used as a spare bedroom, home office, or nursery.

Between the bedrooms is the recently installed Shower Room, presented in hues of white and blue, it has a fresh, coastal vibe. It has a white suite including a generous shower cubicle with a thermostatic mixer shower.

Now the even more exciting part, as you head outside your front door, a short walk along the pathway reveals the most amazing private, hidden garden, enclosed by mature trees. Measuring around 18.5 metres in length and 7.5 metres wide, you are tucked away, surrounded by nature.  There is a long level lawn, and borders full of shrubs and trees, such as a silver birch, holly, and dogwood. At the end of the garden, you have a timber summer house.  The garden is west-facing and enjoys sunshine throughout the day.  A flagged patio area in the south-east corner is a great place to enjoy a cup of tea or a glass of wine in the afternoon sun. Those of you with green fingers, children, or pets, will love this hidden paradise.,

Location

The village of Timsbury is surrounded by beautiful, rolling Somerset countryside and it is such a highly regarded village to call home. There is a vibrant and welcoming community, and viewers often comment to me just how friendly everyone is.  Unusually for a village of this size, it is very well-served with a Coop convenience store, a café, public house, fish & chip shop, doctors’ surgery, chemist, and hairdressers.  For food lovers, there is a monthly farmers’ market at the village hall, where you can buy locally produced food, and the highly acclaimed cookery school at Vale House Kitchen.  There’s a wide variety clubs and societies in the village, such as the Theatre Club and Gardening Club.  For those looking for sporting activities there is a cycling club, as well a football and cricket clubs, and a gym. There is a parish church serving the community and Timsbury Primary School, recently rated as outstanding by OFSTED, is a big attraction for families.

Located eight miles from the World Heritage City of Bath and just twelve miles to Bristol, it’s a great base for those wanting the calmness and community of rural living, yet still within easy reach of city life when you want it.   There are regular buses and there is a train station in nearby Keynsham. You can be at Bristol Airport within 45 minutes. Heading west, you have the Mendip Hills, and the Chew Valley on your doorstep, and everything the stunning South-West has to offer.

At the centre is a level lawn, surrounded by flower borders with a flagged patio in the south-east corner, which is perfect for outdoor eating. At the far end of the garden is a gravelled area and a summer house. A rockery with a small pond attracts wildlife and is home to frogs. This ‘secret’ garden is a hidden gem, perfect for those who enjoy being outdoors.  3
