THE PROPERTY:
This enchanting property will captivate keen gardeners and nature enthusiasts alike, boasting two separate registered freehold titles that together create an extraordinary horticultural haven. The main title (ON100611) encompasses 0.22 acres featuring the cottage and principal flower gardens, whilst the additional stream-fringed garden (ON173362) provides a tranquil waterside retreat - a truly magical setting for the passionate gardener.
The cottage itself provides wonderfully adaptable accommodation, currently configured with two reception rooms, one of which serves as an accessible ground floor bedroom - made entirely practical by the convenient ground floor bathroom complementing the upstairs shower room. The heart of the home centres around a charming breakfast kitchen complete with range, whilst the separate utility benefits from efficient underfloor electric heating. Upstairs, three well-proportioned bedrooms and shower room complete the living accommodation.
Gas central heating ensures year-round comfort throughout the main house, whilst the property sits within a very low flood risk area, providing complete peace of mind.
For the dedicated gardener, the grounds are simply spectacular. Mature plantings create year-round interest, whilst practical features include a substantial shed, polytunnel, and generous garage with useful loft area. The gardens have been painstakingly maintained and updated, showcasing established beauty that reflects years of careful stewardship.
Additional amenities include convenient parking on the gravel forecourt, accessed through a traditional five-bar gate that perfectly complements the property's rural charm.
This exceptional property combines comfortable cottage living with gardening opportunities that are increasingly rare to find. The stream-side setting, combined with the extensive planted areas, creates a truly special environment that will reward passionate gardeners for years to come.
Early viewing is essential to fully appreciate this remarkable property and its horticultural potential.

SITUATION:
South Leigh is a pretty hamlet approximately 8 miles west of the dreaming spires of Oxford and a mere 2½ miles south east of the thriving market town of Witney.
The earliest part of the church dates from the 12th century with some medieval wall paintings as well as later additions- notably a nineteenth chancel window depicting St. John the Baptist- alluding to John Wesley who preached his inaugural sermon in the church, in 1725 before founding his Methodist Movement. Fans of Dylan Thomas will know he lived in the village in the late 1940s during which time he worked on ‘Under Milk Wood’.
Both Oxford and Cheltenham are easily accessed via the A40. A mainline rail service to Oxford and London Paddington is available from Long Hanborough about 6.6 miles away with journey times of 9 and 70 minutes respectively. An alternative service to Marylebone (journey time 58 minutes) is available from Oxford Parkway c.9.5 miles.
Nearby Witney offers a rich variety of shops, cinema, street cafes, and excellent sporting facilities including Golf Club, Leisure Centre and several Gyms coupled with higher order services that include a hospital greatly add to the quality of life. The town has been described in the national press as a "beautiful 'must-visit' Cotswolds market town".
