Description

Charming Grade II listed farmhouse in this sought after Dorset village.

Description

Manor Farmhouse is a handsome Grade II listed village house of great character, understood to date originally from the late 18th century. The most appealing elevations are of red brick and flint, with a later red brick extension to the rear under a slate and part felted roof. The accommodation has some particularly generous room sizes including the large eat in kitchen/ dining room, three bath or shower rooms, two of which are en suite and oil fired central heating. The property was the subject of refurbishment some years ago which included replacement of the kitchen and bathroom fittings, and now offers a purchaser the opportunity to personalise to their own taste.

A glazed entrance porch leads via the front door to the entrance hall with a blue lias flagstone floor, half panelled walls, and an understairs store cupboard. The bright sitting room was formerly two rooms, and features a brick inglenook fireplace with log burner at one end, with a smaller fireplace on the opposite side, double aspect sash windows and a half glazed door to the garden, ceiling beams, and a range of fitted library shelving. Off the hall is a small utility room and guest cloakroom. The kitchen/ dining room is exceptionally bright and spacious, having triple aspect windows including French doors to the garden. It is fitted with a range of painted wood units with composite work surfaces, and oven, hob and extractor hood, and having space for a range cooker. Leading off is a lobby with walk in larder, and a study or playroom also having French doors to the garden. Doors from the kitchen and sitting room lead to a small hallway with garden door, and from here stairs lead up to the first floor landing. The main bedroom has fitted wardrobes, an en suite bathroom with freestanding claw footed bath, and a walk in dressing room. The guest bedroom also has an en suite bathroom with a return door to the landing. There are two further bedrooms and a family shower room.

Outside
A gated tarmacadam driveway provides an extensive parking area. The delightful gardens lie on three sides of the house and have been landscaped with low brick and flint walling and several terraces perfect for entertaining at different times of the day. They extend to about 0.25 acres and are well stocked with a wide variety of shrubs and cottage plants. They enjoy open views across farmland on the opposite side of the lane at the front. Within the garden are a summerhouse/ studio and an integral garden store.

Location

Stubhampton is a small hamlet on the edge of Tarrant Gunville, a popular Dorset village with a parish church and village hall.

The village is within the beautiful countryside of the Cranborne Chase AONB (an Area of Outstanding Natural Beauty) about 3.5 miles from the market town of Blandford Forum and about 12 miles from Wimborne Minster.

Both offer excellent amenities, Blandford having major supermarkets and an M&S Food store, and Wimborne having a branch of Waitrose.

State schools for all ages are in Blandford and renowned independent schools in the wider area include Bryanston, Clayesmore, Sandroyd, Hanford, Canford and Dumpton.

The holiday town of Bournemouth famous for its sandy beaches is about 25 miles away, Poole Harbour for sailing and watersports about 20 miles, and the cathedral city of Salisbury is about 25 miles, all having mainline trains to London.

The New Forest National Park for excellent walking, riding and cycling is to the east, and the UNESCO World Heritage Jurassic Coast starts at Studland Beach to the west beyond Wareham.
