Description
The fully enclosed grounds of over 3.8 hectares consist of meadows, some woodland, and a main modest lake, ideal for fishing and green holidays. In a beautiful setting, access is easy, and several vehicles, camper vans, and caravans can be parked without difficulty.
The lake has lots of Pike, Zander, and there's Crayfish too.
It also has wild boars and deer visiting the land.
A few minutes from Saint-Yrieix-la-Perche and all amenities.
This plot of land with its fish-filled lake is perfect for a holiday in the countryside, situated in a natural, peaceful and wild setting yet close to amenities.
You cannot build or develop here, it is just for the weekend and holidays,
The lake is a little short of an acre, about 3,500m2 and worth pointing out that some works to bring it up to the norms will be required.
It has two 'sub serving little lakes' of about 400m2 each. These are called 'serves' as they are servitudes to the bigger one. They would put the fishes back in the little ones. I am not an expert in lakes though, sop hopefully this makes sense to you!
It is between 4 to 5 meters deep max according to the previous owner.
It is fed by many little springs, running all year round even in the middle of summer.
It used to conform to regulations. It doesn't anymore as it is not an obligation unless you want to make it an official fishing place, not just for private use/leisure.
The lake has lots of Pike, Zander, and there's Crayfish too.
It also has wild boars and deer visiting the land.
It's a beautiful spot.
The department of Haute-Vienne is in the region of Limousin and boasts a varied landscape of forests, countryside and lakes that attract many tourists each year looking for a range of activities including walking, fishing, sailing, boating and skiing.
In addition, the department has a strong historical and cultural heritage and the landscape is dotted with Roman churches, abbeys and fortified castles. Beautiful man-made beaches are easily accessible and are a good alternative for a great day out. In particular, the Lake of Vassiviere, created in 1950, is extremely popular with visitors.
It is sometimes known as the Land of a Thousand Lakes, the Limousin and its Haute-Vienne department offer beautiful and preserved landscapes. Waterfalls sparkling in the middle of rocks and trees, myriads of flowers and impressive dense forests are the kind of treasures that can be discovered in the department.
Transport links are good too, the easy and cheap access from the United Kingdom with companies as Ryanair or from French cities made that Limoges and the Haute-Vienne became an attractive destination. There is also a project of enlargement for Limoges' airport.
The department has a semi-continental climate with summer temperatures in the mid 20's, perfect for enjoying the scenery.
