The McEwan is ideally located – just a short walk from Haymarket and with excellent bus and tram connections. There are great cafés, bars, and green spaces nearby. The area is quiet, safe and clean, with no issues with rubbish collection, noise, or parking. It feels like a calm pocket right near the city centre.
How has the building management responded to any problems or issues you have raised:
Every issue I’ve reported – even small things – was acknowledged and resolved quickly, often on the same day. The management team is proactive, communicative, and genuinely helpful. I’ve always felt well-supported as a resident.
Please share one thing (or more) which you wish you had known before you moved in:
The co-working space is far better than expected – a real game changer for anyone working remotely. Also, the app covers everything you need for day-to-day life. I’d recommend exploring all its features from day one.

Local area is nice with plenty of shops and social areas. No external noise unless windows open, Fountain Park very close and handy.
How has the building management responded to any problems or issues you have raised:
Management has been largely unresponsive, despite multiple attempts to raise concerns about the persistent noise issues. Even following changes in management, there has been no meaningful engagement or follow-up on the matters reported. I explored the option of transferring to another apartment within the complex to mitigate the ongoing disturbances. However, I was informed that an upfront payment would be required due to a change in policy. While I understand policy updates, this felt unreasonable considering the issues were internal and beyond my control — particularly as no deposit protection scheme was in place when I originally moved in.
Please share one thing (or more) which you wish you had known before you moved in:
Despite raising multiple complaints and even exploring the possibility of relocating within the building — which ultimately proved unviable — no meaningful action has been taken to address the problem. The only notable change has been an increase in rent, which feels particularly unjustified given the lack of resolution or support.

4Please tell us about the good and bad aspects of living in your local area:
Having lived in Leith the whole time I've been in Edinburgh, Fountainbridge is very different but has lots more city center feel. Shops are much more accessible and there is good transport around the city. There are many very good coffee shops nearby and a gallery just across the road. There is a bit of traffic noise but if you are in one of the internal courtyard flats, that wouldn't be a problem.
How has the building management responded to any problems or issues you have raised:
Problems I have raised with reception have been looked at within 24 hours or answers given immediately for any question I had. Amazing service.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I'd known how busy the main road is outside my windows especially at night, however that is something I should have checked myself. The estates team were able to let me know what direction each flat is in so I could ensure I would have enough light for my houseplants.

Living in the area around Moda Living Edinburgh has been a wonderful experience. The location is unbeatable — everything we need is within walking distance: supermarkets, shops, restaurants, parks, and reliable public transport links. The neighbourhood feels safe and welcoming, with clean streets and good lighting at night. We’ve never had any issues with noise or antisocial behaviour, and parking has always been manageable. It’s a vibrant yet peaceful place to live, ideal for families.
How has the building management responded to any problems or issues you have raised:
The building management has been extremely responsive and professional. On the few occasions we’ve had questions or minor issues, they have responded quickly, clearly, and with genuine care. It’s clear they take residents’ concerns seriously and always aim to resolve things efficiently and politely.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known earlier is just how strong the sense of community would be. Everyone is so friendly and welcoming — from staff to neighbours. Also, be prepared to fall in love with the amenities; they’re even better once you’re living here. My advice to new residents: don’t hesitate to ask the team anything — they’re incredibly helpful and always available.

Excellent service and really helpful staff who provided exceptional guidance during move-in and move-out.

Students require a deposit for multiple months of rent ahead of move-in.
