The Laurels is a small backland development of just three houses set off the village lane. Built in the 1980’s, Number 1 is now offered for sale comprising a detached ‘chalet’ style home within private gardens. The property has been traditionally constructed of reconstituted stone elevations set beneath a pitched blue slate roof and features a comprehensive gas fired boiler that powers the domestic hot water and heating systems.

The property is currently unoccupied so offers the buyer a ‘no onward chain’ sale. The accommodation provides canopy porch sited over the front door, access into the entrance hall, dual aspect sitting room with open fireplace, bi-folding doors open into the spacious conservatory with access to the courtyard gardens.

The kitchen is well appointed with a good selection of base and wall mounted units, built-in appliances and freestanding stove. Adjoining the kitchen lies the dining room with window to front aspect and internal door leading into the integral single garage. Off the sitting room is a hallway serving stairwell to first floor, door to the shower room with WC and double bedroom with built-in wardrobes providing good storage. To the first floor this charming home provides two bedrooms, one of double proportion and bathroom with roll top bath, overhead shower, wash hand basin and low-level flush WC.

To the outside, the house has parking to the side, pedestrian gate leads into the enclosed garden. Heavily planted, the garden has been professionally landscaped with a circular terrace, pergola and established trees.

Castle Eaton is a small Wiltshire village located between Swindon and Cirencester, and home to The Red Lion, which is reputed to be the first pub on the River Thames. Quiet for most of the year, the village sees an increase in activity for a few weeks in the summer as the Royal International Air Tattoo takes place in nearby Fairford in July. Occasionally walkers can be seen making their way along the Thames Path, which winds between the nearby towns of Cricklade and Lechlade. The village has St Mary’s Church – locally known as The Lady on the Thames, children’s playground and a part-time Post Office in the village hall. Usually, you will find this coincides with a coffee morning where everyone is welcome – even passing walkers!
