Built in 1933 and extended in more recent years, this substantial family home has been extremely well cared for and would suit families, equestrian buyers or those with extended family. Currently, the annexe has hidden connecting doors to the main house allowing an easy option to become one property if desired.

There are multiple windows and doors onto the garden throughout the property, taking full advantage of the lovely views across the gardens and unspoilt countryside beyond. Most rooms have a double or triple aspect and the double doors from the entrance hall, reception rooms and kitchen lead out to the terrace, ideal for socialising. On the ground floor there is an elegant Drawing room, Dining room and Study, The Kitchen/Breakfast room is fitted with high quality units and heat proof work surfaces. Built in appliances include a double AEG oven and microwave, induction hob, fridge/freezer and dishwasher. Double doors lead out to a purpose built dog pen and further door leads through to the Laundry room which has plenty of space for additional white goods, washing machine, tumble dryer and door to the garden. A concealed door leads through to the annexe. There is also a shower room on the ground floor, off a lobby, leading to the integral double garage which has two electric doors, a personal door to the house and garden, along with two windows, perfect for classic car collectors, or easily converted into additional accommodation if required.

On the first floor, the galleried landing has a concealed door through to the annexe. There are two bedrooms suites: The main bedroom with its double aspect has a fully fitted dressing room and full en suite bathroom. A loft hatch with ladder gives access up to the second floor where there is a very large hobbies room and plenty of windows for light. The second bedroom suite has an en suite shower room and a door into a large sitting/games room, ideal for a teenager. There is a further double bedroom and fully fitted family bathroom.

The Annexe is currently, completely independent from the main house. A car port is adjacent to the front door which leads into a Sitting room. This opens through to a very nice conservatory. There is a separate Dining room with large storage cupboard under the stairs and then the Kitchen which is fully fitted with a range of wall and floor cupboards, built in fridge/freezer, dishwasher, electric hob and eye level oven. On the first floor the galleried landing has two large storage cupboards and a concealed door to the main house. The main bedroom has a double aspect and a fully fitted dressing room. The fully fitted bathroom also has plumbing for a washing machine and space for a tumble dryer. The second bedroom has been converted into a Study/Library with a built-in desk and floor to ceiling book shelves.

Services: Mains water, private drainage, oil fired central heating, gas bottle for study fire.

The Grounds: Pretty picket fencing and electric gates lead onto the shingle, expansive, driveway. Manicured lawns and mature trees and native hedges make the front of the property secluded. Solar powered lights come on automatically in the evening and there is a perimeter alarm. The rear of the property is secured from the front with fencing. Double gates give access to the working part of the garden, ideal for horse boxes and tractors. Hidden from the house are two substantial wooden tractor sheds and concealed bin/gas bottle storage.

Extensive gardens: (which form 2 of the 11 acres) have a completely level full size croquet lawn with an octagonal summerhouse to the side with power and heater. Abutting the side and rear of the house is a terrace, into which is built a chess board along with chess pieces. The terrace extends to a pretty area with a sunken pond, mature flowering beds and a Willow tree with a seat built around it. An external cupboard is used to store garden games and cushions. The gardens have two robotic mowers maintaining the manicured lawns. The paddocks are either side of the garden: One paddock measures around 4 acres and has a pond at the bottom. The other two paddocks include some woodland and measure around 5 acres. All are securely fenced.

Situation: The property is 0.2 of a mile from the centre of Waldron, which is one of the most sought after villages in the area being a nuclear village with popular pub, church, community hall, cricket & football pitch and a children's play ground. There is a strong sense of community and social events are regularly held. A local school bus and a Flexi-bus comes through the village to connect to the nearby market town of Heathfield. The land surrounding the village is unspoilt countryside and there are many public footpaths. Heathfield has a very good range of high street shops, restaurants and supermarkets including Waitrose. There are also medical facilities, churches and primary and secondary schooling. There are a number of prep schools and private schools in the area and these have bus services which run from the Cross in Hand petrol station which is a five minute drive from the house.
